Is a Prefabricated House Villa Good Now?
Admin September 18, 2026
Whether a prefabricated house villa is good depends on specific needs, as it has both advantages and disadvantages.

Advantages:
- Fast construction speed: Taking rural areas in Henan as an example, a two-story, 300-square-meter prefabricated villa can be completed from foundation to roof in just 4 hours, and the entire building can be constructed in only two days. Compared to traditional construction methods, this significantly improves efficiency, greatly shortens the construction period, and meets the needs of those who urgently need to move in.
- Low cost: The cost per square meter is only a little over 300 RMB. A large villa can be built for just over 100,000 RMB, making it a highly cost-effective option for rural families with a budget of under 250,000 RMB who urgently need to move in. However, the unit price of 300 RMB only includes the rough main structure. If additional features such as photovoltaic roofs and smart home systems are added, the comprehensive cost will rise to around 600 RMB per square meter.
- Controllable quality: Factories purchase steel and cement on a large scale, and robotic arms pour concrete with millimeter-level precision. Ultrasonic flaw detection can eliminate common problems on traditional construction sites, such as misaligned steel bars and hollow concrete, saving on rework costs later.
- Superior performance: It performs excellently in 8-level earthquake resistance tests. The built-in rock wool layer makes the indoor temperature 5 - 8℃ higher than that of traditional rural houses. Some models use new insulation materials, and their thermal insulation performance is generally better than that of traditional brick-and-concrete structures.
- Green and environmentally friendly: It is a direction strongly promoted by the country, significantly reducing construction waste and dust, and being friendly to the environment.
Disadvantages:
- Poor design flexibility: The design may not be flexible enough to meet the diverse and personalized needs of everyone.
- Limited post-construction renovation: Compared to traditional cast-in-place structures, post-construction upgrades are limited. Adding underfloor heating or renovating the layout may lead to a situation where 'one change requires demolishing the entire house.'
- Some performance aspects need improvement: The thermal insulation performance and earthquake resistance in seismic zones require further research and improvement. The grouting material at module joints may accelerate aging in hot and humid environments, and there have been cases of joint water leakage.
- Limited applicable areas: It should be used with caution in areas with soft geology. In 2024, a project in Kaifeng experienced wall misalignment due to foundation settlement.
