This construction method was relatively common in residential buildings built in China before 1985.
Existing Issues: Existing prefabricated panel houses generally face a range of problems. Weak Earthquake Resistance: Due to limitations in construction technology and materials, these houses have poor earthquake resistance. Even minor vibrations can cause the gaps between floor panels to loosen, posing significant safety risks. Poor Sound and Heat Insulation: The walls and floors of prefabricated panel houses perform poorly in terms of sound and heat insulation, affecting living comfort. Limited Service Life: Generally, the service life of prefabricated panel houses is about 30-50 years. As the usage time increases, the structural integrity of the houses gradually deteriorates, and problems become more pronounced. Other Issues: Many old residential communities with prefabricated panel structures also commonly face issues such as large-scale peeling of corridor walls, fine cracks covering the cement floors, wall seepage, and steel reinforcement corrosion.
Renovation Policies: In response to the issues with prefabricated panel houses, China has been implementing renovation policies since 2022. Repair and Renovation Focus: For most prefabricated panel houses, the policy favors repair and renovation, aiming to enhance the safety and living comfort of the houses through structural reinforcement and facility updates. Demolition of Dangerous Buildings: For prefabricated panel houses that meet the criteria for dangerous structures, demolition is carried out to eliminate safety hazards and protect the lives and property of residents.
