Modular Industrial Park | Smart New World Innovation Center

The Smart New World Innovation Center is located in Hangzhou High-Tech Zone, on the north bank of the Qiantang River beside the Zhijiang Bridge. It is an intelligent industry cluster and incubation base that combines commercial services with office space. In the future, many high-tech and strategic emerging industries will settle here. The special location and the gathering of high-end talent create requirements that differ from those of a traditional office building.

The site sits at the entrance to the riverside Zhijiang Bridge. Along the river it is surrounded by dense building clusters, while continuous mountain ranges face it across the water. With little greenery, the new urban fabric lacks a connection to nature. Facing this context, the designers proposed bringing nature in and simulating mountain forms. We break the building mass into stepped planes, forming a climbable, stayable landscape that recalls natural ridgelines.

The project designs two independent high-rise towers to meet corporate demand for office space. The towers are staggered front to back, naturally creating two river-facing entrances and interconnected plazas. Mimicking layered mountain terrain, volumes step back from the center of the site to maximize the distance between the two buildings and minimize mutual interference. Because of the expressway and neighboring high-rises, the setback masses shift further in a staggered rhythm. A rooftop garden and a public viewing terrace are also introduced, extending the riverbank's natural character into the building interiors.

High-tech industry often grows beyond expectations and carries a degree of uncertainty, so architectural space must be "elastic" to support expansion needs of emerging companies. Each "box" uses a standard column grid and 3–5-story modular units to serve small businesses at every growth stage—available for single-floor or whole-building lease.

Traditional closed office buildings, lacking natural activity space, often feel monotonous. The design uses a series of flexible volumes to create open outdoor platforms. Rooftop greening and sky gardens break the rigidity of conventional standardized offices. Open, flowing activity areas add vitality and a positive experience, reinforce the green-office concept, build a dialogue with nature, encourage social interaction among users, and strengthen cohesion and creativity among employees.

The Innovation Center's image is a stack of white modules. In this project we pursue an extremely flush visual effect and clean junctions where modules meet. We limit each module facade's upper edge to the ceiling reveal height of the cantilevered level above; the outer terrace facade on the same level follows the same control line. On platform areas, panels drop lower to keep an appropriate surface and indoor–outdoor height difference. Roofs at different elevations are tied together by a sloping beam, aligning the tops of perforated panels across the cantilever, typical floors, and terraces in a stacked, flush composition.

In the facade design, to reduce visual impact for traffic on the bridge deck, a double-skin curtain wall with embedded perforated panels is used. To support the strongest formal expression, both massing offsets and the facade follow a clear logic: offset distances correspond to one-third and one-quarter of the structural column grid, then break into smaller units by the least common multiple for control.

Through the designers' pursuit of refinement—and a touch of obsession with detail—the Smart New World Innovation Center finally takes form. It is a forward-looking image for high-tech corporate offices, and also our thinking about a new generation of urban space. As a model of a sustainable, innovative, future-facing workplace, we hope it becomes a snapshot of high-quality riverside development and creates an office landscape along the river where nature and science meet.
