Shanghai Prefabricated House Cost

Admin September 18, 2026

The cost of prefabricated houses in Shanghai varies depending on the type and project circumstances, and can be categorized into four scenarios: resettlement housing, original-site reconstruction, land acquisition compensation, and temporary buildings.

Resettlement Housing Projects: Costs are related to the total project investment, building area, and prefabrication rate. For example, the 23A-01 plot project in Huangdu Residential Area (Phase I), Anting Town, Jiading District, has a total investment of 1.296 billion yuan, a total building area exceeding 106,000 square meters, and a prefabrication rate of no less than 40% for individual buildings. In such projects, costs are typically led by the government, with individuals bearing a smaller portion, though specific allocations depend on project planning and policies.

Original-Site Reconstruction Projects: Taking the reconstruction of a prefabricated building built in 1983 in Hongkou District as an example, with a total area of 3,600 square meters and a total cost of approximately 20 million yuan, the cost per square meter is about 5,500 yuan. For a 60-square-meter old and dilapidated house, the total reconstruction cost would be approximately 228,000 yuan, or 3,800 yuan per square meter. Such costs include demolition, reconstruction, and supporting facility expenses, with actual costs potentially fluctuating based on building structure, material selection, and construction difficulty.

Land Acquisition Housing Compensation: The compensation amount for residential housing property rights involved in land acquisition is calculated using the formula: (Building construction and reinstallation replacement cost combined with depreciation value + land use right base price for newly built commercial housing in the same area + price subsidy) × building area. Taking Pudong New Area as an example, the land use right base price is 1,100 yuan per square meter, and the price subsidy is 300 yuan per square meter. If the building construction and reinstallation replacement cost combined with depreciation value is 3,000 yuan per square meter, the compensation amount for a 60-square-meter house would be approximately (3,000 + 1,100 + 300) × 60 = 264,000 yuan.

Temporary Buildings (Container Mobile Homes): Costs are significantly affected by technological upgrades. By 2026, local procurement costs in Shanghai will have decreased by 12.7% compared to 2023, mainly due to a prefabrication rate exceeding 85% in container factories and a construction period shortened by over 70%. Specific costs depend on specifications, materials, and rental periods, but overall costs are lower than those of traditional buildings, making them suitable for short-term needs.

In summary, the cost of prefabricated houses in Shanghai requires comprehensive evaluation based on specific types, project scales, and policy standards. It is advisable to consult relevant departments or professional institutions for accurate quotes based on actual needs.
