How to Repair Leaks in Prefabricated Slab Houses

Admin September 18, 2026

Leak repair methods for prefabricated slab houses include asphalt treatment, adding tiles, using professional waterproof materials, full-coverage method, and partial repair method.

  1. Asphalt Treatment: Melt the asphalt into a liquid state and pour it onto the leaking prefabricated slab. Advantages include good waterproof performance, relatively simple construction, and low cost. Disadvantages are limited warranty years, as it may leak again after about 3 years, requiring regular maintenance.
  2. Adding a Layer of Tiles: Add a layer of tiles on top of the prefabricated slab to form an additional waterproof layer. Advantages include good waterproof effect, high durability, and effectively extending the service life of the house. Disadvantages are high cost, relatively complex construction requiring professional operation, and increased load on the house.
  3. Using Professional Waterproof Materials: It is recommended to use polymer cement-based waterproof coatings/slurries. Advantages include being non-toxic and harmless, simple and quick construction, tight adhesion to cement substrates, long service life, and strong waterproof effect. Construction Method: Prepare the base surface for waterproofing, ensuring it is firm, flat, and clean. Apply the waterproof material evenly with a brush or roller, generally requiring two coats, each not exceeding 1mm in thickness. Pay special attention to treating wall corners into rounded shapes before applying, and use sleeves for through-wall pipes and fill holes with leak-stopping compound.
  4. Full-Coverage Method: Apply waterproofing to the entire leaking roof. Preferred material is hot-melt type roll material, which is resistant to aging and high temperatures, suitable for roofing. Before construction, clean the roof and apply cold primer oil. When laying the hot-melt type roll material, use a torch to heat it, starting from the drainage outlet and working upwards, ensuring tight adhesion to the roof without bubbles or wrinkles.
  5. Partial Repair Method: Locate the leak: For prefabricated slab structures, leaks usually occur at the joints between slabs. After identifying the joint location, knock off the protective layer of the roof within a width of five centimeters on both sides of the joint, clean up debris, and sprinkle water. Repair the joint: Refill the prefabricated slab joint with leak-stopping compound. Quickly stir an appropriate amount of water into the compound to form a porridge-like consistency, pour it into the joint, and brush it evenly with a hog bristle brush to a thickness of 3 centimeters. Pour some more water to prevent cracking during solidification, and after solidification, smooth the joint with sand mortar.
