How to Renovate Prefabricated Houses

Admin September 18, 2026

Renovation of prefabricated houses can be approached from aspects such as structural reinforcement, wall-to-beam and frame conversion, comprehensive inspection, and functional upgrades.

Structural Reinforcement: Before renovation, a comprehensive structural safety assessment of the old house is required. Focus on inspecting the crack width at the production points of the prefabricated panels; special treatment is needed if the width exceeds 0.3 millimeters. Check the connection status between the prefabricated panels and the ring beams; bolts with a rust rate exceeding 30% need to be replaced. During the construction preparation phase, set up steel pipe supports every 1.2 meters along the length of the prefabricated panels, and use H-shaped steel beams with a cross-section of ≥200200 millimeters for key node replacement. Remove the original filling material from the panel joints, implant No. 6 deformed steel bars, and pour C30 fine aggregate concrete. Add 240240 millimeter constructional columns at the four corners of the house, tie them with No. 6 and No. 8 steel bars, and connect them to the floor slab. When demolishing, follow the principle of 'middle first, then sides,' with a daily demolition volume not exceeding 30% of the total floor area. Continuously monitor the stress changes in the support system and prohibit demolition by heavy hammer impact.

Wall-to-Beam and Frame Conversion: The wall-to-beam technology can renovate buildings up to 7 stories high. Three-story prefabricated panel houses can be converted into frame structures using this technology. The core principle is to first establish a support system to ensure structural stability during the renovation process, and then gradually replace the original walls with beam-column frames.

Comprehensive Inspection: It is necessary to entrust a professional team to conduct a thorough inspection of the house, including issues such as wall cracks, steel bar corrosion, and foundation settlement. Develop targeted plans based on the assessment results: small wall cracks can be repaired with grout injection, while severe cracks require steel plate reinforcement. For roof leaks, a new waterproof layer needs to be laid. If the foundation is unstable, pile foundation reinforcement is required.

Functional Upgrades: Residential experience can be enhanced through material replacement. For example, installing soundproof panels and double-glazed windows can improve sound insulation by 70%. In rural prefabricated houses, the main door can be renovated by widening narrow doors to enhance the exterior appearance. Additionally,水电线路 (water and electricity lines), insulation layers, or window and door systems can be optimized or updated according to needs, ensuring that the renovation complies with building safety regulations.
