How Much Do Prefabricated Houses Cost?

Admin September 18, 2026

The prices of prefabricated houses vary significantly depending on their type, configuration, and regional differences, with an overall price range spanning from tens of thousands of yuan to millions of dollars.

I. Price of Expandable Container Houses

An expandable container house with an area of approximately 70 square meters costs less than $16,000 for the house itself. However, after adding shipping costs, tariffs, and other miscellaneous fees, the final price approaches $29,000. This type of house is movable and can be quickly assembled, making it suitable for temporary residence or specific scenarios. Its price is mainly influenced by the cost of the house itself and additional costs such as transportation and taxes.

II. Price of Domestic Cement Prefabricated Houses

The base price per square meter for domestic cement prefabricated houses (including factory production and quality inspection) ranges from 220 to 250 yuan. Adding another 50 yuan for transportation to the construction site and installation on scaffolding brings the total to around 300 yuan per square meter for a standard residential building in Henan. If advanced configurations such as photovoltaic power generation are added, an additional 50 to 100 yuan per square meter is required. However, many merchants quote a price of 300 yuan per square meter for the bare structure only. If electrical and plumbing installations are included, the actual price ranges from 800 to 1,000 yuan per square meter. This indicates that the price of domestic cement prefabricated houses is influenced by various factors, including base costs, transportation and installation costs, and decoration configurations, resulting in significant price differences based on different needs.

III. Overseas Prices of Prefabricated Houses Manufactured in China

The prices of prefabricated houses manufactured in China typically range from $30,000 to $80,000. However, when exported overseas, they command a significant premium due to factors such as cost-effectiveness, speed, and high-end configurations. For example, prefabricated houses shipped to Spain and Italy can be listed for sale at prices as high as $1.2 million after local assembly and decoration. Overseas prices include not only the cost of the house itself but also factors such as local assembly, decoration, and market positioning, leading to a substantial increase in price.

Overall, there is no fixed standard for the prices of prefabricated houses. Consumers should consider their own needs, budget, and usage scenarios when choosing, and comprehensively evaluate the price composition of different types of prefabricated houses to make an appropriate choice.
