Is Building with Prefabricated Houses Good?

Admin September 19, 2026

Whether building with prefabricated houses is good depends on specific needs, as it has certain advantages and disadvantages.

Advantages

  • Cost and Time Savings: Prefabricated houses adopt a factory-based production model, reducing building material waste by about 30% and significantly shortening the construction period by 50%-70%. Meanwhile, mass production reduces material costs by 20%-40% and labor costs by about 60%, effectively controlling construction and time costs.
  • Quality Assurance: Prefabricated components are produced using high-precision molds for standardization. The concrete strength is improved compared to traditional construction, and some new prefabricated houses have passed seven-level earthquake simulation tests for seismic performance. Additionally, the use of recyclable materials reduces construction waste by 80%, with a material recycling rate of 90%, meeting environmental requirements.

Disadvantages

  • Insufficient Seismic Performance: Traditional prefabricated panels have poor seismic performance. Their connection methods are prone to damage under external forces such as earthquakes, leading to component detachment or structural instability, posing significant safety risks.
  • Poor Overall Performance: There are gaps between panels. If construction is not handled properly, cracking and water leakage can easily occur, especially in areas with high waterproofing requirements such as bathrooms and kitchens, where the risks are more pronounced.
  • Short Service Life: The actual lifespan of prefabricated houses is usually only about 10 years. After aging, frequent maintenance and reinforcement are required, with high maintenance costs. In the long run, economic efficiency may not be ideal.
  • Poor Sound Insulation: The sound insulation performance of prefabricated houses is poor. Noise from upstairs can easily be heard downstairs, affecting living comfort and privacy.
  • Policy Restrictions: The state has explicitly prohibited the use of prefabricated panels for constructing commercial housing, and some regions also require the use of cast-in-place panels, which to some extent limits the application scope of prefabricated houses.
