Precautions for Online Shopping of Prefabricated Houses

Admin September 19, 2026

The following precautions should be taken when purchasing prefabricated houses online:

1. Verify merchant qualifications and quality inspection reports
Before purchasing, confirm that the merchant has legal business qualifications and request a quality inspection report for the product. Focus on checking whether indicators such as the structural stability and fire safety of the house meet standards to avoid being identified as an illegal construction due to quality issues and facing the risk of forced demolition.

2. Comply with laws and regulations
According to China's Land Administration Law, building houses on non-residential land or non-construction land without permission is illegal. It is necessary to confirm the land nature and approval procedures in advance to ensure that the house purchase is legal and compliant and to avoid the house being demolished within a specified time limit due to lack of approval.

3. Beware of low-price traps
Houses displayed online may have issues such as material degradation, size errors, or installation problems. For example, some 'sunrooms' have overly thin panels that cause water leakage on rainy days. Avoid being misled by low prices, guard against online real estate scams, and give priority to merchants with a good reputation.

4. Clarify the applicable scenarios
Choose the type of house according to usage needs:

  • For campsite homestays or rural tourism receptions: Give priority to models with fine decoration and pre-installed water and electricity connections;
  • For family self-occupancy or elderly care homes: Focus on examining thermal insulation, sound insulation performance, and recommend integrated kitchen and bathroom configurations.

5. Pay attention to structure and materials

  • Main frame: Use galvanized steel with a steel thickness of not less than 2mm, which has better corrosion resistance and a longer service life;
  • Wall sandwich panels: Give priority to rock wool or polyurethane materials, which have good thermal insulation and fire prevention effects. Avoid using foam sandwich panels.

6. Consider transportation and installation conditions

  • Transportation restrictions: When the width of a mobile villa exceeds 3.5 meters and the height exceeds 3.2 meters, transportation costs increase significantly. It is necessary to confirm the height and width restrictions of roads in rural and mountainous areas in advance;
  • Installation requirements: The house cannot be placed directly on muddy ground. Cement leveling or a sill frame needs to be prepared in advance.

7. Confirm the items included in the quotation
Low-priced houses may not include transportation, installation, and soft decoration costs, resulting in an increase in the actual total cost. Before signing the contract, clarify the scope of the quotation to avoid hidden costs.

8. Be cautious when choosing complex shapes
Houses with overly complex or irregular designs are difficult to transport and install and are inconvenient to move later. Their practicality is lower than that of conventional square models. It is recommended to give priority to standard house types with simple structures.
