Advantages and Disadvantages of Prefabricated Houses

Admin September 18, 2026

The advantages of prefabricated houses include cost and time savings, stable quality, fast construction, low cost, convenient local maintenance, and environmental friendliness; the disadvantages include poor integrity, limited personalization in spatial layout, poor wall sound insulation and heat preservation, poor connection stability, susceptibility to water leakage, and increased later maintenance costs.

Advantages

  • Cost and time savings: Factory production can reduce material waste by about 30% and shorten the construction period by 50% to 70%. For example, in rural areas of Henan, the cost per square meter of a prefabricated house is about 300 yuan, and the main structure can be assembled in as little as two hours. Mass production reduces material costs by 20% to 40% and labor costs by about 60%.
  • Relatively stable quality: Prefabricated components are produced using high-precision molds for standardization, and the concrete strength is improved compared to traditional construction. The seismic performance of some prefabricated components from regular companies has passed seven-level earthquake simulation tests, and the seismic performance of new prefabricated houses can be upgraded to an eight-level standard after adopting the reinforced concrete monolithic pouring process.
  • Fast construction: Prefabricated panels are made in advance in the factory and can be hoisted and assembled on the construction site. Compared to the 28-day curing period for cast-in-place panels and other concrete, the construction period advantage is significant.
  • Low cost: For the same area, the cost of prefabricated panels is about 60% to 70% of that of cast-in-place panels.
  • Convenient local maintenance: If a prefabricated panel leaks or is damaged, it can be removed and replaced individually, while a damaged cast-in-place panel requires the entire area to be chiseled and redone.
  • Excellent environmental performance: The use of recyclable materials reduces construction waste by 80%, and the material recycling rate exceeds 90%.

Disadvantages

  • Poor integrity and seismic performance: Prefabricated panels are assembled piece by piece, with simple joint filling between panels. They are prone to misalignment or even collapse during earthquakes. Reinforcing with ring beams and structural columns increases costs, and it may not be as cost-effective as using cast-in-place panels directly.
  • Limited personalization in spatial layout: Highly modular, with limited ability to handle detailed functional and dimensional layouts.
  • Poor wall sound insulation and heat preservation: The walls are thin, and in cold regions, separate insulation measures are required. The sound insulation effect is 20 decibels worse, and noises from upstairs can be clearly heard.
  • Poor connection stability: Assembled piece by piece, with poor connection stability. There is a risk for low-rise buildings of three stories or more, and seams and cracks are prone to appear at the assembly points.
  • Susceptibility to water leakage: Prefabricated houses are prone to gaps at connection points, leading to water leakage problems.
  • Increased later maintenance costs: After 20 years, the annual maintenance cost increases by 1,500 to 3,000 yuan.
