Maintenance of Prefabricated Concrete Houses

Admin September 18, 2026

The post-construction maintenance of prefabricated concrete houses should focus on aspects such as cleaning, structural inspection, ventilation and drying, and facility maintenance. The specific maintenance points are as follows:

1. Regular cleaning to prevent material damage
Regularly remove dirt, dust, and debris from the surface of the house, especially in areas prone to dust accumulation such as exterior walls. When cleaning, use clean water or a soft-bristled brush. Avoid using corrosive cleaners such as strong acids and alkalis to prevent damage to the protective layer on the concrete surface. Keep the interior dry and clean, regularly clean corners and hidden areas to prevent mold growth. In humid climates or during the rainy season, increase the cleaning frequency and use dehumidification equipment to reduce indoor humidity, preventing moisture penetration that could lead to rusting of the internal steel reinforcement.

2. Inspect and maintain structural integrity
Regularly inspect load-bearing structures such as walls, beams, and columns for cracks, spalling, or deformation, focusing on stress-concentrated areas such as around doors and windows and where pipes penetrate walls. If minor cracks are found, promptly repair them with cement mortar; if the crack width exceeds 0.3 millimeters or continues to expand, contact professionals to assess the structural safety. After heavy rain or snowstorms, focus on checking whether the exterior wall waterproofing layer is damaged to prevent rainwater infiltration that could render the internal insulation material ineffective. Regularly lubricate the hinges and locks of doors and windows to ensure good sealing and prevent cold air infiltration.

3. Maintain ventilation and dryness to extend service life
Ensure smooth indoor air circulation by reasonably designing the window opening direction and installing exhaust fans or fresh air systems to reduce moisture retention. High-humidity areas such as kitchens and bathrooms should be equipped with additional exhaust fans, and the ventilation ducts should be cleaned regularly. In cold seasons, strengthen the sealing of doors and windows to prevent cold air from directly blowing on the walls and causing internal condensation that could lead to mold growth. For underground spaces or houses on lower floors, lay moisture-proof membranes and install moisture-proof layers at the bottom of walls to block the upward path of ground moisture.

4. Outdoor facility maintenance and seasonal protection
Wrap outdoor water pipes and valves with insulation materials and drain the water from the pipes before winter to prevent freezing and cracking. Regularly clean the roof gutters of leaves and debris to ensure smooth rainwater drainage and prevent water accumulation that could lead to roof leakage. Check whether the house's grounding wire is intact to prevent lightning strikes from damaging electrical equipment. Conduct a comprehensive inspection of the house every 3-5 years, focusing on assessing structural safety, drainage system efficiency, and sealing, and promptly replace aging sealing strips or damaged waterproof membranes.
