Prefabricated Building Houses

Admin September 17, 2026

Prefabricated building houses are a form of construction where building components are industrially produced and assembled on-site, also known as prefabricated assembled building houses. The following provides an introduction from multiple aspects:

Technology and Component Types: The technology covers prefabricated concrete structures and steel structures. Component types include prefabricated products such as beams, slabs, walls, and columns. These components are produced in factories using computer-controlled molds, with errors measured in millimeters, ensuring quality assurance.

Main Types: Panel-based prefabrication focuses on prefabricated wall panels and floor slabs as the core, allowing for expanded usable area but with limited design flexibility. Box-based prefabrication combines prefabricated functional units, increasing construction speed by 50%-70%, but requiring higher standards for transportation and lifting equipment. Modular construction offers higher integration and is an advanced model of prefabricated assembled buildings.

Advantages:

  • Shortened Construction Time: For example, the main structure of a rural villa can be completed in 14 days, and a 150-square-meter three-story residential building can be finished in five days, with full decoration delivered within two months, much faster than the 6-8 months required for traditional brick-and-mortar structures.
  • Reduced Pollution: Regions like Fujian Province have established industrial bases with policy support, achieving a reduction in construction waste by over 70%.
  • Quality Assurance: Regular prefabricated concrete or steel structures provide earthquake resistance through integral connections or high-quality materials, with a seismic fortification intensity of up to eight degrees. Steel structures offer over 50% better earthquake resistance compared to brick-and-mortar structures.
  • Cost Advantages: Although the initial cost is 10% to 30% higher than that of brick-and-mortar structures, the overall lifecycle cost is lower. For example, a 200-square-meter light steel structure has a comprehensive cost of approximately 356,000 yuan, compared to 390,000 yuan for a brick-and-mortar structure. Steel structures have a service life of 90 years and a recycling rate of over 90%.

Disadvantages: Design flexibility is limited, as standardized construction means that floor plans are difficult to modify. Water and electricity pipelines are fixed during factory production, making it extremely difficult to change or add wiring points later. The decoration and assembly mode is fixed and can only follow the factory design.

Market Situation: Prefabricated houses made in China are selling well overseas. According to customs data, in the first four months of 2026, the Guangzhou Customs district exported 1.4 billion yuan worth of portable houses, a year-on-year increase of 38.1%; the Shenzhen port exported 1.68 billion yuan worth, a year-on-year increase of 19.6%.
