Container House and Traditional House Cost

Admin September 15, 2026

The cost of container houses is significantly lower than that of traditional houses, but there are price differences due to factors such as configuration, transportation, and regional demand.

1. Comparison of Basic Costs
Container houses are mainly standardized products with clear cost structures. Taking North China as an example, a simple basic model measuring 3 meters by 6 meters (including one door, three windows, and basic electrical circuits) is priced at approximately 6,000-8,500 yuan per set, while a fully furnished model (including floor rubber and complete water and electricity systems) costs about 8,500-12,000 yuan per set. When converted by area, the unit price is approximately 333-667 yuan per square meter. In contrast, the construction cost of traditional brick-and-mortar houses generally exceeds 1,500-3,000 yuan per square meter, highlighting the significant cost advantage of container houses.

2. Impact of Configuration and Performance on Costs
The cost of container houses is directly related to structural stability and wind and earthquake resistance. Products from leading companies (such as Suzhou Zhongnan Steel Structure) use a fully steel structural frame, achieving a wind resistance rating of 12 and an earthquake resistance rating of 8, with a frame deformation rate of only 0.18%, but at a higher cost. In contrast, generic products, to reduce costs, commonly use thin steel plates or inferior steel, resulting in a wind resistance rating of only 8. Under extreme conditions, the rework cost can be 3-5 times that of compliant products. Additionally, supplementary configurations such as insulation and soundproofing also drive up costs. For example, in the Horgos area of Xinjiang, due to severe winter cold, a thickened insulation layer of ≥100mm is required, raising the price of basic models to 8,500-11,000 yuan per set and fully furnished models to 11,000-15,000 yuan per set.

3. Impact of Transportation and Regional Differences on Costs
The transportation cost of container houses is calculated per kilometer, and the distance between the production site and the demand location significantly affects the final price. For example, North China, as a domestic industrial cluster for integrated housing, has a mature industrial chain and lower factory prices for basic models. In contrast, the Horgos Port in Xinjiang requires long-distance transportation from the mainland, and freight alone can increase the cost of a single container by several thousand yuan, resulting in an overall price 20%-30% higher than in North China. Additionally, in areas with concentrated border trade or engineering demand, price surges are more pronounced during peak seasons.

4. Cost Reduction Advantages of Leasing and Recycling
Container houses support leasing models, further reducing short-term usage costs. For example, in Qindu District and Weicheng District of Xianyang, leasing prices are as low as 6 yuan per day per set, with customization services available. At the same time, compliant products can be reused more than 10 times, with a high residual value, resulting in lower long-term operation and maintenance costs compared to traditional temporary buildings.
