Renovation Cost of Brick-Concrete Prefabricated Panel Houses

Admin September 19, 2026

The renovation cost of brick-concrete prefabricated panel houses is influenced by various factors and varies significantly. Generally, the demolition cost of a prefabricated panel house of several dozen square meters may be several thousand yuan, while the cost of reinforcement and renovation can range from tens of thousands to over a hundred thousand yuan. The cost of demolition and reconstruction may be 1,000 to 2,000 yuan or even higher per square meter.

Renovation methods affect costs: Different renovation methods result in significant cost differences. If only demolition is carried out, the cost for a prefabricated panel house of several dozen square meters may be several thousand yuan. If reinforcement and renovation are chosen, the cost range is wide, from tens of thousands to over a hundred thousand yuan. For example, adding a 'steel structure ring beam' to a prefabricated panel building costs 1,500 yuan per linear meter; for buildings with uneven settlement, reinforcement using 'carbon fiber cloth + grouting' costs about 300 yuan per square meter; if it is a brick-concrete structure, commissioning a professional agency to conduct load-bearing wall testing before demolition costs about 800 yuan per square meter. If demolition and reconstruction are carried out, the cost is even higher, including building materials and labor costs, and may be 1,000 to 2,000 yuan or even higher per square meter. Taking Zhejiang Gongshu District's Zhejiang Industry New Village as an example, there are 13 prefabricated panel buildings built in the 1980s, with 548 households. The original area reconstruction is charged at 1,350 yuan per square meter, with a total investment of about 530 million yuan for the entire process, and residents raising about 470 million yuan themselves.

Regional differences affect costs: The different labor costs and building material prices in various regions lead to regional differences in renovation costs. In economically developed regions, due to high labor costs and relatively expensive building materials, renovation costs are generally higher; while in underdeveloped regions, labor and material costs are relatively lower, and renovation costs may also be lower.

The degree of house damage affects costs: The degree of house damage has a significant impact on renovation costs. For severely damaged houses, whether demolished or reconstructed, the required workload and material consumption will increase, so the cost will be much higher than that for less damaged houses.
