Prefabricated Panels in Urban Housing Renovation

Admin September 18, 2026

When dealing with prefabricated panels in urban housing renovation, it is essential to focus on their characteristics, existing issues, and handling methods, while also considering the context of modern architectural technology development.

Basic Characteristics and Types of Prefabricated Panels

Prefabricated panels were a common floor form in early 20th-century construction, classified as engineering modules or panels. The production process involves nailing a hollow wooden mold, arranging steel bars inside the mold, pouring cement, and then removing the wooden mold after drying to obtain the finished product, which comes in solid and hollow types. This 'factory prefabrication-on-site installation' model significantly shortened construction periods and reduced labor costs in the context of early transportation inconveniences and limited construction conditions, making it particularly suitable for rural or simple building scenarios.

Existing Issues with Prefabricated Panel Houses

  1. Insufficient Structural Safety: Prefabricated panels have poor integrity, with gaps between panels lacking the continuity of cast-in-place concrete. In extreme situations such as earthquakes, these gaps are prone to displacement, potentially causing the floor panels to slide off the walls. Although reinforcement can be achieved by adding ring beams and structural columns, the cost may be higher than directly using cast-in-place structures.
  2. Weak Waterproof Performance: Prefabricated panels are long and narrow, and if the gaps between them are not filled densely or the material quality is poor, water leakage can easily occur later, especially in water-using areas such as kitchens and bathrooms.
  3. Poor Thermal Insulation and Sound Insulation: The thermal insulation performance of hollow prefabricated panels is limited. Although solid panels are slightly better, overall, they still fall short of cast-in-place concrete or new insulation materials, potentially leading to significant indoor temperature fluctuations and noticeable noise transmission.

Advantages and Suitable Scenarios for Prefabricated Panels

  1. High Construction Efficiency: In early rural or remote areas, prefabricated panels can be installed directly like 'semi-finished bread,' eliminating the need for complex processes such as on-site concrete mixing and formwork erection, making them suitable for projects with tight deadlines and limited budgets.
  2. Relatively Stable Quality: Prefabricated panels produced by regular large factories have uniformly distributed steel bars inside and scientifically proportioned concrete, making them more reliable than concrete mixed on-site by some rural construction teams.
  3. Convenient Maintenance: For low-load buildings such as storage rooms and yard bungalows, if a prefabricated panel is damaged, it can be directly lifted and replaced, resulting in low maintenance costs.

Handling Suggestions under Modern Architectural Technology

With the popularization of cast-in-place concrete and prefabricated buildings, prefabricated panel houses are gradually being replaced. Since 2022, China has implemented renovation policies, focusing on repairing and renovating prefabricated panel houses and only demolishing buildings that meet the criteria for dangerous houses. When renovating involving prefabricated panels, it is recommended to prioritize checking structural safety and reinforce if necessary; for water leakage issues, re-fill the panel gaps and perform waterproofing; if pursuing thermal insulation and sound insulation effects, additional insulation layers or sound insulation materials can be added.
