Tongxiang Cement Prefabricated Panel Houses

Admin September 18, 2026

Tongxiang cement prefabricated panel houses are similar to common cement prefabricated panel houses in general, with numerous hidden dangers and some facing the risk of demolition. Nowadays, it is not recommended to build new ones.

Construction Characteristics

Cement prefabricated panel houses were once widely constructed in rural areas, mainly due to their low steel consumption, low cost, and relatively simple construction techniques. Their construction method is akin to 'building with blocks', where pre-fabricated cement panels are pieced together one by one, enabling fast construction speed, low construction costs, and the ability to quickly meet residential needs.

Hidden Dangers

  • Poor Sound Insulation: On one hand, the insufficient amount of prefabricated panels allows sound to penetrate easily; on the other hand, structural sound transmission occurs, with the long circular holes in the middle of the prefabricated panels acting as natural sound conductors, seriously affecting the privacy and comfort of living.
  • Severe Water Leakage Issues: Prefabricated panels are composed of panel units, and there are gaps between these units. Rainwater can easily seep in and corrode the steel bars, posing a risk of collapse. If the gaps are not properly treated during construction, it may result in heavy rain outside and light rain inside the house.
  • Inadequate Thermal Insulation: The houses are cold in winter and hot in summer, providing a poor living experience.
  • Limited Service Life: The designed service life is usually only around 40 years. Nowadays, many have 'exceeded their service life', with some houses experiencing peeling wall surfaces, numerous cracks in the walls, and even becoming dangerous buildings. Moreover, the use of substandard materials, such as insufficient cement usage, unqualified cement, overly thin steel bars, or cracks in the cement panels themselves, as well as improper installation methods, can all shorten the service life.
  • Low Living Comfort: Standardized and modular design results in monotonous and uniform house exteriors, cramped interior spaces, and户型(英文可译为 floor plans) designs that lack human-centered considerations.

Policy Regulations

In 2023, relevant departments clearly stipulated that within the scope of urban construction land, the construction of new, renovated, or expanded prefabricated panel houses and other buildings that do not meet safety standards is prohibited. Existing prefabricated panel houses will gradually face demolition based on actual conditions. Therefore, if Tongxiang's cement prefabricated panel houses are within the scope of urban planning, they will also face the same treatment.
