Taxes on Selling Container Houses
Admin September 15, 2026
The taxes involved in selling container houses mainly include value-added tax, additional taxes, corporate income tax, or personal income tax, depending on the nature and circumstances of the seller.

Value-Added Tax
- General Taxpayers: If the seller is a general taxpayer, selling used container houses that fall within the scope of value-added tax, the output tax is usually calculated at the applicable tax rate (generally 13%, depending on the nature of the house and policy regulations), and input tax can be deducted. For example, selling brand-new or renovated container houses managed as fixed assets may be taxed at the applicable rate for selling goods or real estate.
- Small-Scale Taxpayers: If the seller is a small-scale taxpayer, the simplified tax calculation method applies, with a levy rate generally of 3% (there may be preferential rates during the pandemic, such as 1%). For example, a small-scale taxpayer selling second-hand container houses may calculate the tax payable based on sales and the levy rate.
- Special Cases: If the container house is considered 'used fixed assets' and meets certain conditions (such as not deducting input tax upon purchase), the seller may be taxed at a reduced rate of 2% based on a 3% levy rate using the simplified method.
Additional Taxes
- Additional taxes are calculated based on value-added tax and include urban maintenance and construction tax (rates of 7%, 5%, or 1%, depending on the region), education surcharge (3%), and local education surcharge (2%). For example, if the value-added tax is 10,000 yuan, the urban maintenance and construction tax (at a rate of 7%) is 700 yuan, the education surcharge is 300 yuan, and the local education surcharge is 200 yuan, totaling 1,200 yuan.
Corporate Income Tax or Personal Income Tax
- Corporate Income Tax: If the seller is a company, the income from selling container houses must be included in the taxable income for corporate income tax and calculated at the applicable tax rate (generally 25%). For example, if a company earns 1 million yuan from selling container houses with costs of 800,000 yuan, the taxable income is 200,000 yuan, and the corporate income tax calculated at a 25% rate is 50,000 yuan.
- Personal Income Tax: If the seller is an individual, personal income tax must be paid on 'property transfer income' at a rate of 20%. The taxable income is the balance after deducting the original value of the property and reasonable expenses from the transfer income. For example, if an individual earns 500,000 yuan from selling a container house with an original value of 300,000 yuan and reasonable expenses of 20,000 yuan, the taxable income is 180,000 yuan, and the personal income tax calculated at a 20% rate is 36,000 yuan.
Other Taxes
- Stamp Duty: If the sale of container houses involves a property transfer document, stamp duty must be paid at 0.05% of the amount stated in the document. For example, if the contract amount is 1 million yuan, the stamp duty is 500 yuan.
