Demolition of Prefabricated Houses in Linyi, Shanxi

Admin September 18, 2026

The demolition of prefabricated houses in Linyi, Shanxi, requires specific policies to be determined based on the nature of the houses and the type of renovation, mainly divided into three categories: urban renewal demolition, old residential area renovation, and shantytown renovation.

I. Scope of Urban Renewal Demolition

According to the "Linyi County Demolition and Resettlement Plan," prefabricated structural houses included in the demolition scope mainly fall into two categories:

  1. Old Urban Villages: Old prefabricated houses in urban villages such as Chengguan Village, Guiqifang Village, and Wang Village in Yishi Town. Due to the collective land nature, these houses require demolition through collective land acquisition procedures.
  2. Old Residential Areas with Safety Grades C and D: Prefabricated houses identified by professional institutions as having structural safety hazards (such as cracks in prefabricated panel buildings and insufficient load-bearing capacity) may be included in the demolition scope, even if they were built relatively recently. Such houses require demolition organized by the County Housing and Urban-Rural Development Bureau based on identification reports.

II. Demolition Compensation Standards

Compensation is uniformly calculated based on the actual building structure of the house. A benchmark price is set for brick-concrete self-built houses (including prefabricated houses with cast-in-place roofs, 24-centimeter brick walls, and complete basic decoration). The specific amount is determined by the County Housing and Urban-Rural Development Bureau based on market assessments, with full transparency and supervision throughout the process. Compensation typically includes:

  • House Value Compensation: Calculated based on the benchmark price, combined with the house area and depreciation rate;
  • Relocation and Resettlement Compensation: Including temporary resettlement fees, relocation fees, etc.;
  • Incentive Compensation: Additional rewards for households that complete relocation within the signing period.

III. Old Residential Area Renovation Policies

If the prefabricated houses belong to residential areas built before the end of 2000 that are poorly maintained and managed, they will be prioritized for inclusion in the old residential area renovation scope rather than direct demolition. Renovation content is divided into three categories:

  • Basic Renovation: Roof repairs, upgrades to municipal supporting facilities (such as water and electricity pipeline renovations);
  • Improvement Renovation: Elevator installations, environmental improvements (such as greening and parking space planning);
  • Enhancement Renovation: Construction of community service facilities (such as elderly care and childcare centers). Renovation funds are jointly borne by the government, residents, and social capital, with residents participating through contributions and the use of housing maintenance funds.

IV. Shantytown Renovation Project References

If the prefabricated houses belong to shantytown renovation projects, references can be made to the case of Jixiang Community No. 2 Hospital on Shuangta New Street:

  • Acquisition Procedures: The County Housing and Urban-Rural Development Bureau issues an acquisition notice, clearly defining the boundaries;
  • Signing Period: Completion of signing within 60 days after the notice is issued;
  • Behavior Restrictions: During the signing period, behaviors that increase compensation costs, such as new construction, renovation, or transfer of houses, are prohibited; otherwise, no compensation will be provided.
