Prefabricated Houses in Jiading, Shanghai
There are multiple prefabricated housing projects in Jiading, Shanghai, such as the Huangdu Large Residential Area (Phase I) and the Renli Project, which have improved construction efficiency and building quality through the application of prefabricated components.

The Huangdu Large Residential Area (Phase I) project includes two plots, 22A - 02 and 23A - 01. Plot 22A - 02 plans for 762 resettlement housing units, with a total investment of 1.163 billion yuan and a construction period of 670 days. Plot 23A - 01 plans for 850 resettlement housing units, with a total building area exceeding 106,000 square meters and a total project investment of 1.296 billion yuan. Its bidding documents explicitly require that 'the prefabrication rate of individual buildings shall be no less than 40%, or the assembly rate of individual buildings shall be no less than 60%.' Prefabricated components are produced in factories using high-precision steel molds, covering floor slabs, stairs, exterior wall panels, etc. After curing, they are transported to the construction site for hoisting and assembly, a process similar to 'building with blocks.' Compared with traditional cast-in-place methods, this technology significantly shortens the construction period, improves the construction site environment, and achieves millimeter-level precision in components, reducing quality issues such as wall hollowing.
The Renli Project is located in Jiangqiao Town, Jiading District, Shanghai, north of Fengbang Station on Line 14. It covers an area of less than 20,000 square meters with a floor area ratio of 2.75. Upon completion, it will provide 1,957 housing units as a fully furnished rental community, with unit sizes ranging from 25 to 65 square meters. Its building structure adopts a prefabricated approach, with a prefabrication rate exceeding 40% and an assembly rate exceeding 60%, placing it at a leading level among public housing projects in Shanghai. The construction site introduces a smart construction site system, which monitors safety risks in real-time through sensors and smart safety helmets, reducing high-risk warnings. In terms of material selection, durability is emphasized. For example, the exterior facade combines imitation stone coatings with aluminum panels, and window frames are made of thermal-break aluminum alloy. Although the initial cost is higher, the overall lifecycle cost is lower.
In addition, the Jinmao Manjia Project is jointly developed by China Jinmao and Xiangyu Real Estate, located in the Baiyin Road area of Jiading New City. It aims to create a low-density residential community with stacked houses and is equipped with Jinmao's mature green technology system. Although this project does not explicitly mention prefabrication rates, its development model reflects Jiading District's pursuit of new technologies and high quality in the residential construction sector.
