Occupancy Requirements for Rural Prefabricated Housing

Admin September 18, 2026

Occupancy of rural prefabricated housing requires comprehensive consideration from three aspects: legal compliance, safety and quality, and living convenience. The specific requirements are as follows:

I. Legal Compliance Verification

  1. Complete Core Documents: Before moving in, it is necessary to confirm that the 'Rural Construction Planning Permit', 'Homestead Approval Certificate', and 'Real Estate Ownership Certificate' have been obtained. According to Article 62 of the Land Administration Law, each rural household is entitled to only one homestead. Building without approval or exceeding the permitted area is illegal and may face demolition or fines. If any documents are missing, immediate contact should be made with the local township government or natural resources department for reissuance to avoid subsequent property disputes.
  2. Compliance with Homestead Boundaries: Check whether the house exceeds the homestead boundaries to avoid encroaching on public roads or neighboring land. According to Article 288 of the Civil Code, real estate rights holders should follow the principle of 'benefiting production and facilitating life' in handling adjacent relationships; otherwise, litigation may arise.

II. Safety and Quality Inspection

  1. Structural Safety Check: Focus on inspecting whether the foundation is stable, whether there are cracks in the walls, and whether the beam-column connections are secure. If issues such as uneven settlement or exposed steel bars are found, immediate contact should be made with the construction party for rework, and written rectification records should be kept. According to Article 61 of the Construction Law, the project can only be delivered for use after passing the acceptance inspection upon completion. Houses not inspected by professional institutions pose significant safety hazards.
  2. Testing of Water, Electricity, and Fire Protection Facilities: Test all sockets, switches, and lighting fixtures for electricity to check for short circuits or electric leakage; test the drainage pipes for water to ensure smooth flow and avoid backflow or leakage. Ensure that fire exits are unobstructed and equipped with basic fire protection equipment such as fire extinguishers, with particular attention to checking the sealing of kitchen gas pipelines.
  3. Special Requirements for Prefabricated Rural Houses: If it is a prefabricated rural house, it is necessary to follow the principles of modern functionality and structural safety, clearly adopting structural systems such as prefabricated concrete shear wall structures, EPS module cast-in-place concrete structures, or light steel frame structures, and comply with detailed design and construction specifications to ensure structural stability.

III. Optimization of Living Convenience

  1. Rationality of Functional Zoning: Adjust room uses according to family needs, such as converting north-facing rooms into storage rooms to optimize the usage efficiency of areas with poor lighting. Check the sealing of doors and windows to avoid winter drafts or summer mosquito intrusion, and install sealing strips or screens if necessary.
  2. Environmental Adaptability Adjustments: If the house is located in a humid area, check for wall moisture and consider installing dehumidification equipment; if in a windy and sandy area, check the sealing of windows and the windproof design of the roof. Clear yard clutter and plan green or leisure areas to enhance living comfort.
  3. Age-Friendly Design for Prefabricated Rural Houses: The entrance location should consider barrier-free ramps; the floor plan and facade design should facilitate winter sunshine and summer ventilation, preferably with a north-south orientation; the shape should be simple and regular, with load-bearing components aligned vertically; functional spaces should include bedrooms, dining rooms, storage spaces, courtyard spaces, etc., and the division of living spaces should achieve separation of dynamic and static areas.
