Rural One-Story Prefabricated House

Admin September 18, 2026

The overall acceptance of rural one-story prefabricated houses is low, and it is not recommended to use prefabricated panels for regular self-built houses, but they can be used cautiously in specific scenarios. The detailed analysis is as follows:

I. Low Acceptance of Prefabricated Houses in Rural Areas Prefabricated houses have not become popular on a large scale in rural China, mainly because the cost of self-built houses is not significantly different from that of prefabricated houses, and self-built houses better meet the psychological expectations of farmers. Traditional self-built houses are constructed by purchasing bricks, tiles, and cement and hiring villagers for construction. The cost of a common house is about 100,000 to 200,000 yuan, which is close to the price of a prefabricated house. However, prefabricated houses have obvious shortcomings in terms of quality: their structural stability is poor, the module connections are prone to cracking and water leakage, and their durability is far lower than that of houses built brick by brick. Therefore, they are mostly used as temporary buildings on construction sites or transitional housing.

II. Limitations of Using Prefabricated Panels for One-Story House Construction in Rural Areas

  1. Safety Risks: Prefabricated panels have poor earthquake resistance. Under external forces such as earthquakes, the connection parts are prone to damage, leading to structural instability. The load-bearing capacity of a single panel is limited (≤200 kg/㎡), and it cannot support heavy roofs or second-floor additions.
  2. Insufficient Durability: After about 10 years of actual use, problems such as aging, rusting, cracking, and leakage are prone to occur. The overall structural integrity is poor, the joint gaps are large, and waterproofing is difficult.
  3. Legal Compliance: If engineering quality does not meet standards due to safety issues, it may violate Article 54 of the Construction Law of the People's Republic of China and Article 29 of the Regulations on the Administration of Construction Engineering Quality regarding building materials and engineering quality.

III. Conditions for Using Prefabricated Panels in Specific Scenarios

  1. Applicable Scenarios: Temporary buildings (such as simple houses with a construction period of 3-7 days), extremely limited budgets (costs 30%-50% lower than cast-in-place structures), and poor geological conditions (soft soil foundations can reduce settlement risks).
  2. Key Precautions:
    • Load-Bearing Limits: Strictly evaluate the roof load to avoid overloading.
    • Joint Treatment: Fill the gaps between panels with C20 fine aggregate concrete to prevent leakage.
    • Seismic Reinforcement: Install steel structures in areas with a seismic fortification intensity of 7 degrees or higher.
    • Material Selection: Prioritize the use of concrete with a strength grade of ≥C30, main reinforcement with a diameter of ≥8 mm and a spacing of ≤15 cm, and common specifications of length 3-6 m × width 0.5-1.2 m × thickness 12-18 cm.

IV. Recommended Alternative Solutions For self-built one-story houses in rural areas, it is recommended to prioritize brick-concrete structures or frame structures, which have moderate costs and mature construction team skills, ensuring the overall stability and safety of the houses. If the budget is limited, you can refer to practical designs with a minimum cost of 120,000 yuan and plan in combination with 28 types of rural retirement villa floor plans to avoid long-term hidden dangers caused by the use of prefabricated panels.
