Qiaokou Prefabricated Panel Houses
Some areas in Qiaokou have prefabricated panel houses built in the 1980s. Due to their long age, these buildings have certain safety hazards, but not all houses in Qiaokou are of prefabricated panel structure.

As an old urban area in Wuhan, Qiaokou District has some buildings constructed in the 1980s using prefabricated panel structures. For example, the Wuqi dormitory at No. 41 Gutian 4th Road has an age of nearly 50 years and is a typical prefabricated panel house. Due to their long construction age, these houses generally have problems such as wall cracks and roof leaks, and lack basic facilities such as elevators and natural gas, posing relatively prominent safety hazards. In addition, due to the low early construction standards, the seismic performance and structural stability of some prefabricated panel houses are difficult to meet current regulatory requirements, and they may face higher risks under extreme weather or geological activities.
It should be noted that prefabricated panel houses are not a common phenomenon in Qiaokou. For example, the houses in Jianle Community on Qiaokou Road are not of prefabricated panel structure; their buildings may use traditional brick-concrete structures or other types of prefabricated components. The construction techniques and materials of these houses differ from those of prefabricated panel houses, usually offering better structural integrity and durability. In addition, as a core area within the second ring road of Wuhan, although some prefabricated panel houses in Qiaokou District are located in prime locations, their market value and living comfort are significantly different from those of newly built residences due to their age and structural issues.
In response to the safety hazards of prefabricated panel houses, the Wuhan Municipal Government has introduced relevant policies to promote the renovation of old residential areas. For example, eligible prefabricated panel houses will undergo reinforcement and maintenance, elevator installation, and infrastructure improvement measures to enhance living safety. At the same time, for houses with serious structural problems, thorough renovation may be carried out through demolition and reconstruction. Residents living in prefabricated panel houses can pay attention to the renovation notices issued by the community or sub-district, stay informed of policy updates, and participate in renovation applications in a timely manner.
