Service Life of Prefabricated Structure Houses
The service life of prefabricated structure houses needs to be comprehensively considered from two aspects: the land use right term and the design service life of the house, as detailed below:

Land Use Right Term
The service life of prefabricated houses is first constrained by the land use right term. According to Chinese law, the maximum term for the transfer of land use rights for residential land is 70 years. If a prefabricated house is used as a residence, its land use right term is typically 70 years, calculated from the date the developer acquires the land use rights. For prefabricated houses used for non-residential purposes, the land use right term varies depending on the specific use, but does not exceed 50 or 40 years. It is worth noting that the land use right term for residential construction land automatically renews upon expiration, while the renewal of the land use right term for non-residential construction land after expiration must be handled in accordance with the law, usually involving the land user applying for renewal before the expiration of the term and possibly paying a land use right transfer fee.
Design Service Life of the House
According to the current national standard "Unified Standard for Reliability Design of Building Structures" GB 50068-2018, the design service life of ordinary residential buildings (including prefabricated panel houses) is uniformly set at 50 years. This term refers to the period during which the house can be used normally without major repairs under the conditions of normal design, normal construction, normal use, and maintenance. The design service life is not a mandatory scrapping term. After the 50-year period expires, as long as the prefabricated house passes inspection by a professional institution, it can continue to be inhabited.
There are different views on the design life of prefabricated panel houses. Some believe that the design life is generally between 30 and 50 years, while others claim that it is relatively short, around 30 to 40 years. However, the claim that they must be scrapped after 30 years is a rumor, stemming from confusion with concepts such as the classification standards for temporary buildings within the construction industry. In fact, the service life of prefabricated panel houses is influenced by multiple factors, including construction quality, material quality, usage environment, and maintenance conditions. Therefore, the scrapping time of prefabricated panel houses cannot be simply determined based on their design life.
