Prefabricated Slab Houses Can Be Rated Grade B

Admin September 19, 2026

Prefabricated slab houses can be rated Grade B. According to the 'Regulations on the Administration of Urban Dangerous Houses' and the 'Standard for Dangerous House Appraisal' JGJ 125-2016, the safety grades of houses are divided into four levels: A, B, C, and D, with Grade B indicating that 'individual structural components have aging hazards but do not affect the safety of the main structure'. The following explains this from three aspects: appraisal basis, practical cases, and applicability in rural areas.

First, the appraisal basis is clear, and Grade B must meet the core conditions of 'main structure safety and local hazards'
According to national standards, Grade B houses must meet two key conditions: first, the main structure is safe and reliable, with no serious deformation, cracks, or corrosion in load-bearing components (such as beams, columns, and floor slabs), and able to withstand the designed load; second, non-load-bearing components or local structures have aging or damage hazards but do not affect overall stability. For example, prefabricated floor slabs may develop slight cracks or steel bar corrosion due to long-term use, but if this does not reach a level that affects structural safety, they can be rated as Grade B.

Second, practical cases confirm that well-maintained prefabricated slab houses can maintain Grade B
Taking Hangzhou Cuiyuan District 1 as an example, the prefabricated slab buildings in this residential area are over 30 years old and have been appraised as Grade B by a professional institution. The appraisal results showed that the main structure of the houses (such as frame beams and columns) had no significant damage, but some prefabricated floor slabs showed signs of aging and required measures such as exterior wall renovation and floor slab reinforcement to eliminate hazards. In addition, some prefabricated slab buildings that had not altered their load-bearing structures (such as not擅自 (without permission) removing walls or adding floors) and had been well-maintained could still maintain Grade B standards, indicating that the appraisal results are closely related to the usage status of the houses.

Third, rural houses are also applicable and require professional assessment to determine the grade
The appraisal standards for rural prefabricated slab houses are the same as those for urban houses, and assessment must be carried out in accordance with the 'Standard for Dangerous House Appraisal'. The assessment process includes checking the integrity of load-bearing structures (such as foundations, walls, and floor slabs), analyzing the degree of damage to non-load-bearing components (such as doors, windows, and decorations), and comprehensively judging the safety of the house. If the main structure has no serious defects and only local components (such as joints between prefabricated slabs and steel bar protective layers) show aging, it can be rated as Grade B. However, it should be noted that rural houses may have special characteristics due to construction techniques and material quality, and a professional institution should issue an assessment report.
