Price of Houses with Prefabricated Slab Floors

Admin September 19, 2026

The price of houses with prefabricated slab floors varies due to differences in materials, specifications, installation methods, and usage scenarios. The material cost of ordinary prefabricated slabs is approximately 60-90 yuan per square meter, and the comprehensive installation cost may double to around 200 yuan per square meter, depending on the product type and construction conditions.

1. Significant Differences in Material Costs

The price of prefabricated slab floors is directly influenced by the type of material. Reinforced concrete hollow slabs are priced by length, at approximately 24 yuan per meter, suitable for spaces with smaller spans; SP prestressed hollow slabs are priced per piece, at 480 yuan each, with higher unit prices due to prestressed technology that enhances load-bearing capacity; 12-centimeter-thick ordinary prefabricated slabs cost only 18 yuan per meter, but their thinner thickness requires selection based on load requirements. The material cost of ordinary prefabricated slabs typically ranges from 60-90 yuan per square meter, with prices potentially rising further for high-strength or special-specification products.

2. Installation Costs May Double

The actual construction cost includes both material and labor expenses. Taking a 100-square-meter self-built house as an example, if only the material cost is calculated, estimating at an average price of 75 yuan per square meter for ordinary prefabricated slabs, the total cost is approximately 7,500 yuan; however, the comprehensive installation cost (including transportation, hoisting, and fixation) is usually comparable to, or even higher than, the material cost. In the case study, the total cost for a 100-square-meter house is about 20,000 yuan, equating to 200 yuan per square meter, indicating that the installation cost may account for more than 50% of the total, especially when the construction site is complex or requires customized installation, leading to further cost increases.

3. Cost Comparison with Cast-in-Place Floors

In rural house construction scenarios, prefabricated slab floors offer significant economic advantages. A 100-square-meter house using prefabricated slabs can save 20,000-40,000 yuan compared to cast-in-place floors, with the main difference lying in labor costs: cast-in-place floors require multiple processes such as formwork setup, steel bar tying, concrete pouring, and curing, resulting in longer construction periods and higher technical requirements; whereas prefabricated slabs can be standardized in factories and directly hoisted on-site, significantly shortening the construction period and reducing labor input. However, cast-in-place floors excel in integrity and seismic resistance, necessitating a trade-off based on building requirements.

4. Key Factors Influencing Price Fluctuations

  1. Material Specifications: Thickness, span, and reinforcement ratio directly affect unit prices, with thicker or larger-span slabs incurring higher costs;
  2. Supplier Differences: Products from branded manufacturers, with stricter quality control, are generally priced higher than those from small workshops;
  3. Transportation Distance: Long-distance transportation increases freight costs, particularly significantly impacting heavy prefabricated slabs;
  4. Construction Difficulty: High-rise buildings or irregularly shaped spaces requiring special hoisting equipment may see installation costs surge.
