Treatment of Prefabricated Panel House Roof
The treatment of the roof of a prefabricated panel house requires selecting targeted solutions based on specific issues. Common treatment methods are as follows:

I. Crack Treatment
Cracks are prone to occur at the joints of prefabricated panels due to material shrinkage or structural settlement, and it is necessary to prioritize addressing leakage hazards. Reinforcement with mesh fabric is a basic method. By pasting anti-crack mesh fabric at the cracks and applying waterproof mortar, it can effectively disperse stress and inhibit crack propagation. If the cracks are accompanied by leakage, a systematic renovation plan is required: First, clean up the base layer defects (such as hollowing and loose layers), then fill the panel joints with rigid filling materials (such as epoxy resin mortar), and finally cover the entire area with national-standard thickened waterproof membranes to form a 'rigid-flexible combination' waterproof layer. This plan can simultaneously solve structural reinforcement and waterproofing issues and is suitable for the renovation of old houses.
II. Rain Leakage Treatment
The treatment of rain leakage requires the selection of materials based on the budget and service life:
- Color-steel roof: It is installed by pressing and assembling anti-rust coated metal panels as a whole. It has a significant rainproof effect, with a service life of about 20 years and a cost of 60-80 yuan per square meter. It is suitable for long-term use and scenarios that pursue durability, but attention should be paid to the noise problem that may be caused by the thermal expansion and contraction of the metal panels.
- Waterproof membrane: For example, SBS modified bitumen membrane has a service life of about 15 years and a material price of about a dozen yuan per square meter. During construction, it is necessary to ensure that the base layer is dry and the membrane overlap is tight; otherwise, leakage may easily occur due to construction defects.
- Plastic film covering: The cost is extremely low (about 2 yuan per square meter), but the weather resistance is poor, and the service life is only 2-3 years. It is only suitable for temporary emergency or low-frequency use scenarios (such as warehouses).
III. Thermal Insulation and Energy Efficiency Optimization
If the roof has no suspended ceiling, heat loss can be reduced by laying thermal insulation materials:
- EPS board (expanded polystyrene board): It has a low thermal conductivity and a moderate price, making it suitable for cold regions in the north.
- XPS board (extruded polystyrene board): It has high compressive strength and better moisture resistance than EPS board, making it suitable for humid environments.
- Rock wool board: It has excellent fire resistance and is suitable for buildings with high fire protection requirements.
During construction, it is necessary to ensure that the thermal insulation layer is tightly attached to the roof base layer to avoid thermal bridge effects.
IV. Structural Safety and Protection Reinforcement
Applying cement can enhance the roof's resistance to erosion:
- Function: It forms a protective layer to prevent wind, sand, and rain from directly eroding the prefabricated panels and also improves the waterproof performance.
- Precautions: Before construction, it is necessary to clean up debris on the roof and keep it flat; the thickness of the cement layer is recommended to be controlled at 2-3 cm to avoid increasing the load due to excessive thickness; after completion, ventilation should be strengthened to prevent moisture retention from causing hollowing.
V. Protection of Vulnerable Areas such as Gutters
Since gutters have concentrated drainage and are prone to water accumulation, special waterproofing techniques are required:
- Material selection: Use polymer waterproof coatings (such as polyurethane coatings) that are resistant to ultraviolet rays and aging or exposed-type waterproof membranes.
- Construction points: Clean the gutter base layer until it is solid and flat. When applying the waterproof coating, multiple thin coats should be applied to ensure no bubbles; when laying the membrane, sufficient expansion allowance should be reserved to avoid cracking due to temperature changes.
The selection of a treatment plan should comprehensively consider the current condition of the house, budget, and usage requirements. It is recommended to prioritize addressing leakage and structural safety issues and then consider thermal insulation and aesthetic requirements.
