Painting the Roof of a Prefabricated Panel House

Admin September 18, 2026

Simply using a bonding agent for painting the roof of a prefabricated panel house cannot guarantee long-term crack-free results. Comprehensive treatment and attention to the painting process are required, and painting cannot solve fundamental structural issues.

Comprehensive Measures to Prevent Crack Formation and Expansion

  • Base Treatment: Cleaning and repairing the base layer are fundamental. Ensure the base is clean, free of oil stains, dust, and other impurities. For existing cracks, use an appropriately proportioned cement slurry for filling. Cement slurry enhances the strength and stability of the base layer, providing a good foundation for subsequent painting work and reducing crack formation due to base layer issues.
  • Crack Prevention Measures: When the structure is stable, applying anti-crack fabric or nylon fabric along the cracks is an effective anti-crack method. These materials can enhance the tensile strength at the crack sites, preventing further crack expansion. However, if there are structural issues such as aging or deformation of the prefabricated panels, relying solely on anti-crack fabric or nylon fabric may not completely prevent crack formation. In such cases, structural repair or reinforcement is necessary.
  • Waterproofing Treatment: Prefabricated panel roofs are prone to water infiltration, which not only affects the living environment but may also lead to crack expansion. Therefore, waterproofing treatment before renovation is crucial. Before tiling, use cement mortar to level the ground, forming a flat base layer, and then apply a waterproof layer to effectively prevent water from seeping to the lower floors or causing crack expansion.

Key Points of the Painting Process

After the base treatment is complete and dry, follow the instructions on the paint for application. Generally, a primer should be applied first. The primer enhances the adhesion between the base layer and the topcoat, improving the durability of the coating. After the primer is dry, apply the topcoat. During the application process, pay attention to the uniformity and thickness of the paint to ensure a beautiful coating with good durability.

Fundamental Issues That Painting Cannot Solve

Prefabricated panel houses have structural flaws such as wall cracking, steel bar corrosion, and zero earthquake resistance. Painting can only improve the appearance of the roof and cannot solve these fundamental issues. The national '15th Five-Year Plan' proposes supporting the self-directed renewal and original-site reconstruction of old housing, steadily advancing the governance and renovation of prefabricated panel houses. In the long run, structural governance and renovation of prefabricated panel houses are the keys to solving the problems.
