Leakage of Prefabricated Panel House Roof
Admin September 18, 2026
Leakage of the roof of a prefabricated panel house is a common issue, primarily related to joint defects, a weak waterproof layer, and material aging. It can be resolved through methods such as color-steel covering, waterproof membrane repair, or plastic film covering.

There are three main reasons for the roof leakage of prefabricated panel houses:
- Joint Treatment Defects: Prefabricated panels are usually connected through grouting or welding. However, earthquakes and temperature changes causing thermal expansion and contraction can lead to joint cracking, allowing rainwater to seep into the interior along the cracks.
- Weak Waterproof Layer: The waterproof layer on most prefabricated panel roofs is of poor construction quality, especially in rural self-built houses, where 8 out of 10 have leakage issues. The waterproof layer is prone to failure due to aging or improper construction, making it difficult to completely resolve even with multiple repairs.
- Material Aging: The service life of prefabricated panels is about 10 years. After aging, cracks appear on the surface, and leakage worsens during heavy rain, especially in environments exposed to sunlight and rain for long periods.
To address the leakage issue, consider the following solutions:
- Color-Steel Roof Covering: Install color-steel panels on the existing roof for the best overall leak-proof effect. Color-steel panels are corrosion-resistant and have a long lifespan (about 20 years), but the cost is relatively high, around 60-80 yuan per square meter, suitable for scenarios with sufficient budget and a pursuit of long-term effects.
- Waterproof Membrane Repair: Select modified asphalt waterproof membranes such as SBS and APP to cover the cracks through hot-melt or self-adhesive processes. The effectiveness depends on the material quality and construction level, with a lifespan of about 15 years. The material cost alone is about a dozen yuan per square meter, but the total cost is not low when including construction fees, requiring professional team operation.
- Plastic Film Covering: A temporary solution with the lowest cost (about 2 yuan per square meter), but with a lifespan of only 2-3 years. Suitable for emergency or budget-limited scenarios, requiring regular inspection and replacement to prevent worsening leakage due to film damage.
Precautions:
- Thoroughly clean the roof base before construction to ensure no dust or oil stains, otherwise, it will affect the bonding effect.
- For color-steel roofs, pay attention to the design of the drainage slope to avoid water accumulation; waterproof membrane construction should avoid rainy days to ensure full bonding of the material.
- For long-term solutions, it is recommended to prioritize color-steel covering or high-quality waterproof membranes to avoid increased costs from repeated repairs.
