Solutions for Leak Repair in Prefabricated Panel Houses

Admin September 19, 2026

Leak repair in prefabricated panel houses can be achieved through methods such as composite treatment of structural repair and waterproof layer, adding color steel tiles, and adding a waterproof layer. Details are as follows:

Composite Treatment of Structural Repair and Waterproof Layer

  • Crack pretreatment: Use an electric pick or angle grinder to chisel along the cracks in the prefabricated panels. The depth should be controlled between 4 - 6 cm, and the width should be appropriate to accommodate the filling material. Keep the chiseling vertical to avoid damaging the surrounding structure. Use a stiff brush to remove dust, loose concrete, and debris from the cracks. If necessary, use high-pressure air to blow them away to ensure the cracks are dry and free of oil stains. This step is the foundation for subsequent treatment. Only by cleaning the cracks thoroughly can the bonding effect of the filling material be guaranteed.
  • Epoxy resin filling: Mix the main agent and the curing agent according to the product instructions in the appropriate ratio to achieve a suitable consistency. Use a small brush to evenly apply the epoxy resin to the inner walls of the cracks, with a thickness controlled between 0.5 - 1 mm, forming a preliminary bonding layer. Epoxy resin has good bonding and waterproof properties and can effectively seal the cracks to prevent further water penetration.
  • Hemp fiber filling: Completely immerse fine hemp fibers (or chemical fibers) in the epoxy resin. Use a steel bar or a special tool to slowly fill the soaked hemp fibers into the cracks. After each layer is filled, use a steel bar to press it tightly. Leave a 2 - 3 cm space at the filling depth for sealing. Hemp fibers can increase the toughness of the filling material and improve its crack resistance.
  • Cement-epoxy mortar smoothing: Mix cement and epoxy resin in a ratio of 3:1, and add an appropriate amount of fine sand (particle size ≤ 1 mm). Stir until it is uniform and free of lumps. Fill the remaining cracks with the mortar in 2 - 3 batches. After each filling, use a trowel to press and smooth it. The surface should be slightly higher than the original panel surface by 1 - 2 mm.
  • Fiber cloth reinforcement: Select degreased glass fiber cloth to enhance the waterproof layer, further improving the waterproof effect and structural stability.

Adding Color Steel Tiles

This method is suitable for situations where the roof is leaking and there is a large amount of debris on the rooftop that is difficult to clean up completely. The construction is relatively simple and can quickly solve the leakage problem. Color steel tiles have good waterproof properties, are easy to install, and have relatively low costs.

Adding a Waterproof Layer

This method is suitable for situations where there is little debris on the rooftop and the economic conditions allow for more investment. It provides better waterproofing and longer-lasting protection. If economic conditions permit, a layer of tiles can also be laid on top of the waterproof layer, which can not only beautify the rooftop but also protect the waterproof layer and increase its service life.
