How Much Does It Cost to Appraise a Prefabricated Panel House?
Admin September 19, 2026
The cost of appraising a prefabricated panel house is not fixed and varies widely depending on factors such as the type of appraisal, the size of the house, the complexity of the appraisal items, and regional differences.

Appraisal Costs for Residential Prefabricated Panel Buildings
- Small ordinary residences (<100 square meters): The cost for routine safety appraisals is approximately 1,000-3,000 yuan, suitable for basic safety assessments of ordinary family homes.
- Medium-sized residences (100-300 square meters): The cost is approximately 3,000-8,000 yuan, potentially involving more detailed inspection items such as structural stability and material aging.
- Large residences or villas (>300 square meters): Appraisal costs typically exceed 8,000 yuan, requiring a comprehensive assessment of the building's overall structure, seismic performance, and special design requirements.
Appraisal Costs for Commercial and Industrial Prefabricated Panel Buildings
- Small commercial shops (<100 square meters): The cost is approximately 2,000-5,000 yuan, focusing on basic inspections such as fire safety and load-bearing structures.
- Medium-sized commercial buildings (100-1,000 square meters): The cost is approximately 5,000-20,000 yuan, potentially including special assessments such as equipment load and changes in use function.
- Large commercial complexes or industrial plants (>1,000 square meters): Costs may start from 20,000 yuan and need to be negotiated based on the building's purpose, structural complexity, and inspection depth.
Other Common Charging Models
- Charging by building area:
- For areas under 500 square meters: 1.40 yuan/square meter; for areas between 500-2,000 square meters: 1.05 yuan/square meter; for areas over 2,000 square meters: 0.70 yuan/square meter, with a minimum charge of no less than 105 yuan per item.
- Comprehensive unit price charging: 20-70 yuan/square meter, with costs potentially increasing for complex projects involving floor load-bearing tests and wall strength inspections.
- Base price plus additional charges for excess area: Some regions adopt a model of 'base price + additional charges for excess area', with excess area charged at an additional 1.8-2.70 yuan/square meter.
- Price increases for special projects: If the house has structural damage (such as cracks or deformation) or requires on-site testing (such as for Class C or D dangerous building appraisals), costs will increase accordingly.
Factors Affecting Costs
The qualifications of the appraisal agency, the experience of the appraisers, the history of renovations to the house, and the technical difficulty of the inspection all affect the final quote. It is recommended to choose a formal agency with CMA certification and clarify the scope and standards of the inspection to avoid disputes.
