Prefabricated Panel Building: Six Floors

Admin September 18, 2026

Prefabricated panel buildings can be constructed up to six floors, and with scientific design and construction, they can ensure safety and feasibility, although they have certain defects and limitations.

Safety and Feasibility

From historical applications, most commercial residential buildings of around six floors built twenty years ago used prefabricated floor slabs and remain safe to this day, indicating their feasibility and ability to provide sufficient safety in six-story building construction. Modern prefabricated floor slab technology is mature, and through scientific design and construction, it can meet the same safety standards as cast-in-place floors, ensuring structural safety and earthquake resistance.

Advantages

  • Cost-effective: Lower costs and faster construction speeds can reduce building costs, shorten construction periods, and improve construction efficiency, making them the preferred choice for many developers and self-built homeowners.
  • Material savings: The prefabricated hollow panel structure for floors in brick-concrete buildings saves approximately 40% of concrete and 50% of steel compared to cast-in-place floors, as well as a significant amount of formwork and labor, facilitating installation.

Defects

  • Poor overall structural integrity: Assembled from individual prefabricated panels, the horizontal and vertical joints are filled with fine aggregate concrete or cement mortar, resulting in poor connection performance and earthquake resistance. In recent years, related accidents have occurred frequently, such as the partial collapse of a six-story brick-concrete prefabricated panel staff dormitory built in 1995 in the Ganjiang New Area.
  • Other issues: Gaps between panels can lead to floor cracking and water leakage during building settlement if construction is not handled properly; it is not advisable to arbitrarily build partition walls on the floors, as uneven stress between panels can cause floor collapse; in the past, rural house construction lacked scientific design and simple construction techniques, with some buildings even lacking ring beams, directly constructing prefabricated panels on brick walls, posing serious safety hazards and poor earthquake resistance.

Service Life

Typically ranging from 30 to 50 years, influenced by factors such as the quality and manufacturing process of the prefabricated panels, building maintenance and upkeep, and environmental conditions at the building site. Through scientific assessment and reasonable reinforcement measures, the service life of many prefabricated panel buildings can be extended.

Policy-related

After the replacement of shantytown renovations with old community renovations, old houses, including prefabricated panel buildings, will no longer be uniformly demolished. Those that do not meet demolition standards will be included in a unified repair and renovation plan. However, the Ministry of Housing and Urban-Rural Development stipulates that if prefabricated panel buildings are identified as dangerous by professional institutions or are located in urban core areas and meet relevant requirements, there is a high likelihood of demolition; at the same time, the construction of new, renovated, or expanded prefabricated panel houses and other non-compliant buildings is prohibited within urban construction land areas.
