Prefabricated Light Steel Villa

Admin September 18, 2026

The light steel villa in prefabricated housing is a low-rise residential building system with light steel keels synthesized from hot-dip galvanized aluminum steel strips through cold rolling as its core material, featuring efficient construction, superior performance, and environmental and economic benefits.

Construction Process and Efficiency

Light steel villas adopt a factory-prefabricated component and on-site assembly model, with the construction process divided into eight stages: preliminary design, prefabrication, on-site foundation construction, main structure assembly, enclosure and insulation, plumbing and electrical pre-installation, interior and exterior decoration, and final acceptance. For a two-story building of 200 square meters, the main structure can be completed in just 15 days; a 300-square-meter project in Sichuan can be finished within two months, unaffected by rain or snow. The construction period is 50% shorter than that of traditional buildings, and material waste is reduced to 3%, significantly improving efficiency and reducing waste.

Structural Performance and Safety

With light steel keels as its framework, a light steel villa weighs only 1/5 to 1/8 of a traditional structure but offers earthquake resistance up to magnitude 9 and wind resistance up to level 12, capable of withstanding magnitude 9 earthquakes and category 13 typhoons. The exterior walls are filled with glass fiber wool for thermal insulation, accompanied by breathable membranes to regulate humidity, ensuring a comfortable indoor environment. The main structure is designed for a long lifespan, with some cases claiming a “lifetime guarantee,” making it suitable for areas prone to geological disasters or harsh climates.

Environmental Protection and Cost-Effectiveness

In terms of materials, light steel villas are environmentally friendly throughout their lifecycle: steel can be recycled 100%, and the wall insulation provides noise reduction comparable to a KTV booth, minimizing noise pollution. The overall construction cost is 15%-20% lower than that of brick-and-mortar structures, with low long-term maintenance costs. Policy support further reduces costs; for example, in 2026, Sichuan will provide a subsidy of 50 yuan per square meter for projects using 50% green building materials, with additional local subsidies reaching up to 50,000 yuan.

Application Scenarios and Policy Promotion

Light steel villas are suitable for rural housing, tourist resorts, overseas projects, and other scenarios, particularly in areas with high demands for construction speed and environmental performance. Currently, 28 provinces across the country have introduced subsidy policies for prefabricated buildings, promoting standardized industry development. Their modular design also allows for flexible adjustment of floor plans according to needs, meeting diverse residential requirements.
