Prefabricated Integrated Housing

Admin September 17, 2026

Prefabricated integrated housing is a new type of building that adopts a factory-prefabricated and on-site-assembled model. It offers advantages such as short construction periods, controllable quality, and energy efficiency and environmental protection. However, it also has limitations, including high requirements for industrial infrastructure and monotonous appearances. Currently, it is developing rapidly in both domestic and international markets.

Technology and Types

Prefabricated integrated housing divides buildings into independent unit modules. These modules undergo prefabricated production of beams, slabs, walls, columns, and other components in factories before being transported to the site for assembly. Its technical system encompasses prefabricated concrete structures and steel structures, with the main types including:

  • Panel-based prefabrication: Using prefabricated wall panels and floor slabs as core components, it can expand usable area but has limited design flexibility.
  • Box-based prefabrication: By combining prefabricated functional units (such as kitchens and bathrooms), construction speed increases by 50%-70%, but it has higher requirements for transportation and lifting equipment.
  • Frame-based prefabrication: Focusing on prefabricated frame structures, it is suitable for high-rise buildings and requires the integration of other technologies to achieve functional completeness.

Core Advantages

  1. Short construction period: Factories employ parallel operations and intelligent production lines, reducing construction periods by more than 60% compared to traditional buildings. For example, a public housing project in Shenzhen used 6,028 concrete modules for assembly, shortening the construction period from 2.5-3 years to 1 year. A 100-square-meter prefabricated concrete house can be assembled in just 1 day, enabling "move-in today after hoisting yesterday."
  2. Controllable quality: Each component comes with a detailed "ID card" recording the project name, product model, and production date. Steel bar positioning accuracy is measured in millimeters, with strict error control.
  3. Energy efficiency and environmental protection: Construction waste is reduced by 70%-90%. Regions like Fujian Province have established industrial bases through policy support to further promote resource recycling.
  4. Easy maintenance: Modular design allows for flexible repairs, and its application scenarios continue to expand, such as temporary housing and post-disaster reconstruction.

Development Limitations

  • High requirements for industrial infrastructure: It requires a complete technical system, production system, and industrial cluster support; otherwise, it is difficult to achieve large-scale application.
  • Monotonous appearance: Standardized production leads to homogeneous building appearances. For long-term occupancy, additional measures such as installing sound insulation cotton, thermal insulation boards, and proper roof joint waterproofing are necessary.

Market Prospects

China's prefabricated concrete technology originated in the 1950s and regained popularity in the 21st century due to its efficiency and environmental advantages. Domestically produced "prefabricated houses" have gained increasing recognition overseas for their rapid delivery and controllable quality. In the first seven months of 2024, the Huangpu Customs supervised the export of modular houses worth 548 million yuan, a 7.3-fold increase year-on-year. From January to April 2026, the Guangzhou Customs district exported movable houses worth 1.4 billion yuan, a 38.1% year-on-year increase. It is predicted that the global modular construction market will exceed 142.8 billion US dollars by 2030.
