Prefabricated House Subsidence Reinforcement

Admin September 18, 2026

The reinforcement of subsidence in prefabricated houses can be carried out by selecting methods such as foundation grouting reinforcement, static pile underpinning reinforcement, pile foundation reinforcement, and foundation micro-pile reinforcement based on the actual foundation conditions and the structural characteristics of the house. Details are as follows:

Foundation Grouting Reinforcement: This method involves drilling holes and injecting chemical grout into the foundation soil to promote soil consolidation, thereby increasing the foundation's bearing capacity. It is particularly suitable for loose foundations or those with uneven settlement. When the foundation of a prefabricated house is sandy or silty soil, or when minor uneven settlement occurs due to underground voids, this method can be employed. During construction, holes are drilled around the foundation with a spacing of 1 to 1.5 meters, and then cement or chemical grout is injected into the foundation soil under high pressure to fill voids, consolidate soft soil layers, and enhance foundation stability.

Static Pile Underpinning Reinforcement: This method involves excavating the foundation soil and replacing it with stronger materials such as gravel or concrete, primarily addressing situations where the foundation bearing capacity is insufficient or the soil properties are poor. For issues related to insufficient foundation bearing capacity in prefabricated houses, static pile underpinning can be used to enhance the foundation's support capacity, similar to putting 'stilts' on an old house, ensuring the structural safety of the building.

Pile Foundation Reinforcement: This method involves driving reinforced concrete piles or prestressed concrete pipe piles into the foundation to increase its bearing capacity, suitable for situations where the foundation bearing capacity is insufficient or additional building loads are required. If a prefabricated house has insufficient foundation bearing capacity or requires increased loads due to subsequent use, pile foundation reinforcement can be considered.

Foundation Micro-Pile Reinforcement: This method utilizes small drilling equipment to drive micro-piles into the foundation to increase its bearing capacity, suitable for narrow spaces or situations with minimal impact on the surrounding environment. When the space around a prefabricated house is limited or there are high requirements for construction impact, foundation micro-pile reinforcement is a suitable choice.

When selecting a specific reinforcement method, a comprehensive assessment by a professional structural engineer is usually required to develop a scientific and reasonable reinforcement plan. During construction, relevant norms and standards must be strictly followed to ensure that the reinforcement effect meets expectations and guarantees building safety.
