Prefabricated House Renovation
Admin September 18, 2026
The renovation of prefabricated houses requires different plans based on the actual situation of the house, and it is necessary to be vigilant against market chaos.

Renovation Plans
- Houses with Good Structural Safety: For prefabricated panel houses with good structural safety but outdated functional facilities, measures such as reinforcement and functional upgrades are mainly taken to extend their service life. For example, if the wall cracks are small, grouting repair can be used; if they are severe, steel plate reinforcement can be applied. For a leaking roof, a new waterproof layer can be installed. For an unstable foundation, pile driving reinforcement can be carried out. Sound insulation renovation can also be conducted, using sound insulation boards and double-glazed windows to improve sound insulation effects.
- Houses with Serious Structural Hazards: If there are serious structural safety hazards and the safety requirements cannot be met through reinforcement and repair, demolition and reconstruction will be implemented.
Post-renovation Effects
The living environment after renovation is improved in three dimensions: safety performance, comfort, and value appreciation.
- Safety Performance: It is reflected in structural reinforcement, enhancing the overall stability of the house; improving fire resistance, reducing the risk of fire; and updating electrical wiring to avoid safety accidents caused by aging wiring.
- Comfort: This includes exterior wall insulation to reduce indoor heat loss and improve living comfort; window replacement to enhance airtightness and sound insulation; elevator installation to facilitate residents' travel; and pipeline renovation to solve problems such as aging water and electricity pipelines.
Market Chaos
There are some chaotic phenomena in the home renovation market for prefabricated houses in Shanghai.
- Cost Issues: Low-price lead generation tactics are prevalent, and pseudo-fixed-price contracts are rampant. Hidden essential costs such as wall hollow repair and old pipeline replacement are deliberately concealed. After the start of construction, prices are increased layer by layer, trapping homeowners in cost traps.
- Construction Quality: Projects are subcontracted and outsourced layer by layer, and there is no standard for construction. Quality problems such as chaotic water and electricity wiring are prone to occur, affecting the safety and service life of the renovated house.
- Construction Period Issues: The construction period is arbitrarily delayed, and malicious work stoppages force homeowners to add items, causing great distress and economic losses to homeowners.
