How is the Quality of Prefabricated Houses?

Admin September 18, 2026

The overall quality of prefabricated houses is relatively good, but there are certain limitations that need to be evaluated based on specific circumstances.

In terms of advantages, the seismic performance of prefabricated houses stands out. Prefabricated components are produced using high-precision molds for standardized manufacturing, resulting in improved concrete strength compared to traditional construction methods. After undergoing simulated seven-magnitude earthquake tests, when reinforced concrete monolithic pouring techniques are employed, the seismic performance can even be enhanced to meet eight-magnitude standards, providing strong guarantees for residential safety.

Prefabricated houses also excel in environmental protection. The use of recyclable materials significantly reduces construction waste, with reductions of up to 8%, while material recycling rates can exceed 90%. This aligns with the current development philosophy of green buildings and helps minimize negative impacts on the environment.

In terms of quality control, prefabricated houses have distinct advantages. The factory-based production environment is stringent, with components manufactured under controlled conditions. Compared to traditional construction sites, they are less susceptible to external interference, making quality control easier and effectively reducing quality issues caused by unstable construction environments.

However, prefabricated houses also have some drawbacks. Some argue that cement prefabricated houses are not earthquake-resistant and are unsuitable for earthquake-prone areas, which may be related to certain early products or specific types. Additionally, the issue of water leakage at joints is relatively prominent. Prolonged water leakage can lead to steel reinforcement corrosion, thereby affecting the lifespan of the house. Although theoretically, prefabricated houses can last for 70 years, their actual lifespan largely depends on construction quality. Poor joint treatment or inadequate steel reinforcement protection can shorten the house's actual service life.

Overall, prefabricated houses have certain advantages in terms of seismic resistance, environmental protection, and quality control, but they also face issues such as joint water leakage that affect their lifespan. When choosing prefabricated houses, it is essential to consider factors such as their intended use and construction quality comprehensively.
