Prefabricated House Price

Admin September 18, 2026

The prices of prefabricated houses vary significantly depending on their type and configuration. Here are the specific classifications and price descriptions:

I. Expandable Container Houses

These houses are centered around modular design, featuring rapid deployment and high mobility. Taking a 70-square-meter fully furnished unit as an example, which includes a bedroom, kitchen, and independent bathroom, the total cost from production in China to delivery in the United States is less than $30,000 (approximately 200,000 RMB). Their price advantage primarily lies in standardized production and large-scale transportation, but it's important to note that cross-border transportation, tariffs, and local installation costs may affect the final cost.

II. Cement Prefabricated Houses

Cement prefabricated houses are characterized by factory-produced components and on-site assembly, with prices significantly influenced by configuration and region:

  • Basic Price: The cost per square meter for factory production and quality inspection ranges from 220 to 250 RMB. After transportation to the construction site and installation, the unit price increases by about 50 RMB, resulting in a range of 270 to 300 RMB per square meter.
  • All-Inclusive Price: In Henan, the all-inclusive price for an ordinary residential house (including basic decoration) is approximately over 300 RMB per square meter. If advanced configurations such as photovoltaic power generation are added, an additional 50 to 100 RMB per square meter is required.
  • Regional Differences: In non-pilot regions, due to increased transportation costs, the unit price may rise to 400 RMB per square meter. Moreover, some merchants' quoted price of 300 RMB is only for the rough finish; if it includes water and electricity decoration, the actual cost reaches 800 to 1,000 RMB per square meter.

III. Fully Reinforced Concrete Structure Prefabricated Houses

These houses use high-strength concrete and steel bars as their framework, suitable for long-term living needs. Taking a popular model in rural Henan as an example:

  • Construction Cost: The cost per square meter is over 300 RMB, with the total cost for building a 200-square-meter house being approximately 70,000 to 80,000 RMB.
  • Characteristics: They are structurally stable and have strong earthquake resistance. However, it should be noted that their price already includes basic decoration. If higher configurations (such as fine decoration and intelligent systems) are required, the cost will further increase.

Summary: The price range of prefabricated houses is wide, from 200,000 RMB for a 70-square-meter container house to 1,000 RMB per square meter for an all-inclusive cement prefabricated house. When choosing, it's necessary to comprehensively consider the purpose (temporary residence/long-term settlement), configuration needs (basic decoration/advanced equipment), and regional factors (transportation costs, policies). It is recommended to compare the cost-effectiveness of different types of houses based on your budget and actual needs.
