Can Prefabricated Houses Be Eligible for Loans?

Admin September 18, 2026

It is generally difficult to obtain loans for prefabricated houses (prefabricated panel buildings) that are 40 years old, but loan eligibility depends on specific circumstances.

Commercial Bank Loans: When approving loans, banks have clear restrictions on the age of the mortgaged property. Generally, the acceptable age range is around 20 to 30 years, with some more lenient banks possibly extending it to 35 years. Houses that are 40 years old typically exceed this range, so applying for commercial bank loans faces significant obstacles under conventional standards. However, banks do not adopt a completely one-size-fits-all approach. If the house is located in a prime urban area with well-developed surrounding facilities and high market value, indicating strong value preservation and appreciation potential, the bank may consider its underlying value and relax the age restriction. Alternatively, if the house is well-maintained without obvious structural damage or quality issues, suggesting a relatively long service life and lower risk, the bank may also take this into account. Furthermore, if the borrower has a good credit record, stable and high income, and strong repayment capacity, the bank may believe the borrower can repay the loan on time and in full, reducing loan risk, and thus may appropriately relax the age requirement.

Non-Bank Financial Institution Loans: Some non-bank financial institutions have relatively lenient requirements for the age of the property, providing a possible avenue for obtaining loans for 40-year-old prefabricated houses. However, it should be noted that the interest rates for loans from these institutions are usually much higher than those of banks, the loan terms may be shorter, and there may be additional conditions and risks, such as requiring the borrower to provide more collateral measures.

Housing Provident Fund Loans: Housing provident fund loan policies vary by region regarding the age of the property, but generally speaking, applying for housing provident fund loans for houses that are 40 years old also faces significant difficulties. Housing provident fund loans typically place greater emphasis on the compliance and safety of the property, and houses with excessive age may not meet their loan criteria.
