Is Prefabricated Housing Suitable for Building Construction?

Admin September 18, 2026

There is controversy over whether prefabricated housing is suitable for building construction. Whether it is applicable needs to be judged based on the type of technology and construction requirements. Traditional prefabricated panels are not suitable for buildings, especially high-rise buildings. New prefabrication technologies can enhance applicability, but strict quality control is required.

The Disadvantages of Traditional Prefabricated Panels Make Them Unsuitable for Building Construction

  1. Insufficient Seismic Performance: The connection methods of traditional prefabricated panels (such as grouting and welding) are prone to detachment or structural instability during earthquakes. In past earthquake disasters, prefabricated panel houses have suffered severe damage, making it difficult to meet the seismic safety requirements of buildings.
  2. Poor Integrity: There are gaps between the panels, and improper construction can easily lead to floor cracking and water leakage, especially in areas with high waterproofing requirements such as bathrooms and kitchens, which pose greater hidden dangers and affect the functionality and durability of buildings.
  3. Short Service Life: Manufacturers claim a service life of 50 years, but in reality, due to issues such as material aging and rusting, it is usually only about 10 years. The later maintenance costs are high (the annual maintenance cost increases by 1500 - 3000 yuan after 20 years), making it unsuitable for long-term use in buildings.
  4. Sound Insulation and Waterproofing Issues: The sound insulation effect of prefabricated panels is 20 decibels worse, and the water leakage rate at the joints is nearly twice that of traditional buildings, requiring regular maintenance and reducing the living comfort of buildings.
  5. Policy Restrictions: The state has clearly prohibited the use of prefabricated panels in commercial housing construction (such as the 2002 'Detailed Rules for the Promotion and Application of New Technologies by the Ministry of Construction'). Many places require the use of reinforced concrete cast-in-place panels, limiting the application of traditional prefabricated panels in building construction.
  6. Design Limitations: Currently, prefabricated houses are mostly suitable for buildings of 3 floors or less, and the facades are prone to color differences (reaching 15% - 20% after 5 years), making it difficult to meet the diverse design requirements of buildings.

New Prefabrication Technologies Can Enhance the Applicability of Building Construction

If new prefabrication technologies (such as reinforced concrete integral casting processes) are adopted, the seismic performance can be improved to magnitude 8, the service life to 70 years, and the sound insulation and heat insulation effects can be improved. However, strict quality control of construction is required to ensure the reliability of technology application.
