How About Prefabricated House Finished Products

Admin September 18, 2026

Prefabricated house finished products have both advantages and disadvantages, and the choice should be made based on needs.

Advantages

  • Fast construction speed: Modules are prefabricated in the factory in advance, and on-site assembly is like building with building blocks. Taking a 200-square-meter fully reinforced concrete house in a rural area of Henan as an example, the main structure can be completed in just 4 hours, which is 60-70% faster than traditional house construction. This efficient construction method can significantly shorten the construction period and reduce time costs.
  • Relatively low price: The cost of the main structure is about 30% lower than that of a brick house, allowing ordinary families to save tens of thousands of yuan. For example, a house of the same area in rural Henan costs only 300 yuan per square meter, with a total price of 60,000 yuan for a whole house. The price range of container houses purchased online is from tens of thousands to hundreds of thousands of yuan. A 200,000-yuan prefabricated house stands out in terms of cost-effectiveness in the European and American markets, especially against the backdrop of high labor costs in the United States, where the price advantage of prefabricated houses is significant.
  • Excellent environmental performance: The recycling rate of construction waste is relatively high, and carbon emissions are 50% lower than those of traditional buildings. Some projects have obtained international environmental certifications. This characteristic aligns with the concept of sustainable development and helps reduce negative impacts on the environment.
  • High safety: Factory-standardized production keeps component errors within a very small range. Seismic tests show that they can withstand earthquakes of a certain magnitude, and the overall settlement is also better than that of ordinary houses. These features provide reliable protection for residential safety.
  • Complete supporting facilities: Internal pipelines, kitchen and bathroom spaces, etc., are all laid out in advance. Online-purchased container houses are even equipped with drainage devices, doors, windows, sinks, and other infrastructure, offering the convenience of "moving in with luggage only".

Disadvantages

  • Quality risks: Non-standard construction may lead to foundation settlement or wall cracks within 5 years, and construction in low-temperature environments is more likely to cause quality problems. Some cases show that maintenance costs after 5 years may account for 25% of the initial construction cost.
  • Insufficient sound insulation and waterproofing: The sound insulation effect of prefabricated panels is poor, and the water leakage rate at joints is nearly twice that of traditional buildings. Regular waterproofing treatment is required to maintain functionality.
  • Cost sensitivity: Price fluctuations in raw materials such as cement can weaken the price advantage. In remote areas, the proportion of transportation costs is too high, which may offset economic efficiency.
  • Design limitations: Currently, they are mainly suitable for buildings of two stories or less. The problem of color differences on the exterior facade is prominent, and 15%-20% color differences may appear after 5 years, requiring regular maintenance to maintain the appearance.
