Prefabricated House Extension Contract
The prefabricated house extension contract is a written agreement that clarifies the rights and obligations of the employer and the contractor in the prefabricated component extension project. The core clauses cover the project scope, price, construction period, acceptance, and risk allocation, among others. The following is an analysis of the key clauses in conjunction with the template content:

I. Contract Object and Material Standards
The project scope is limited to the extension of walls, floors, and roofs using prefabricated components on the basis of the existing house structure of Party A, with a total height not exceeding three floors and an increase in building area of 180 square meters. The materials must comply with the requirements of the Technical Specification for Assembled Concrete Structures. Key indicators such as the strength grade of steel bars and the strength grade of concrete must meet national standards to ensure structural safety. For example, the steel bars of the prefabricated components must be made of materials above HRB400 grade, and the concrete strength grade must not be lower than C30 to ensure the load-bearing capacity of the extended part.
II. Contract Price and Payment Method
The total amount is RMB 6.4 million (including 13% value-added tax), and a phased payment method is adopted: 30% of the initial payment (RMB 1.92 million) shall be paid within 5 days after the contract is signed, 40% (RMB 2.56 million) shall be paid when the main structure is completed, 25% (RMB 1.6 million) shall be paid after the project is completed and accepted, and the remaining 10% (RMB 320,000) shall be paid after the warranty period expires. The settlement method shall be based on the actual project quantity. If design changes result in an increase or decrease in the project quantity exceeding 5% of the total contract price, both parties shall renegotiate the unit price to avoid disputes caused by fluctuations in the project quantity.
III. Construction Period and Risk Transfer
The total construction period is 480 calendar days, divided into three stages: prefabricated component production (60 days), on-site hoisting and installation (120 days), and completion acceptance preparation (60 days). The construction period can be extended on legal holidays, and special circumstances must be reported to Party A 15 days in advance. The project risk is transferred to Party A from the date of completion of the entry of the prefabricated components. For example, if the components are damaged during transportation or stacking due to Party B's reasons, Party B shall be responsible for replacement; if problems occur after entry due to Party A's improper storage, Party A shall bear the responsibility.
IV. Acceptance Procedures and Quality Objections
Acceptance is carried out in three stages: prefabricated component hoisting, completion of the main structure, and project completion acceptance, all of which require joint confirmation by representatives of both parties. The receiving party shall raise written quality objections within 3 days after acceptance, and逾期 (overdue) acceptance shall be deemed as qualified. For example, if Party A discovers that the steel bar connections are not firm 5 days after the acceptance of the main structure, the objection period has expired, and Party B may refuse to rework unless it can be proven that the problem was caused by Party B's intentional concealment.
V. Force Majeure and Supplementary Agreements
If the construction period is delayed for more than 60 days due to force majeure (such as natural disasters or policy adjustments), both parties may negotiate to terminate the contract. Matters not covered herein may be improved through supplementary agreements, which shall have the same legal effect as the main contract to ensure contract flexibility. For example, if there is a significant increase in material prices during the construction process, both parties may sign a supplementary agreement to adjust the price or construction period.
