Prefabricated House Custom Contract Template

Admin September 18, 2026

The following template can be referred to for a prefabricated house custom contract, and specific terms can be adjusted according to actual needs:

I. Customization Content and Requirements

  1. Product Details: Clearly specify the product name (such as mobile houses, modular houses, etc.), specifications (length, width, height, number of floors, etc.), materials (main structure, exterior wall, roof materials), quantity (such as single or multiple buildings), unit price, and total price. For example, the main structure of a modular house is made of steel, the exterior wall uses rock wool sandwich panels, the unit price is calculated per square meter, and the total price includes transportation and installation costs.
  2. Customization Requirements: Party B shall strictly construct according to the design drawings, dimensions, colors, materials, etc. provided by Party A, ensuring compliance with national quality standards (such as the Code for Design of Steel Structures and the Standard for Acceptance of Construction Quality of Building Decoration and Renovation) and Party A's usage requirements, including style (modern, pastoral, etc.), workmanship (welding precision, surface treatment), and environmental protection standards (such as formaldehyde emission meeting Class E1).

II. Contract Price and Payment Method

  1. Total Contract Price: A fixed total price model is adopted, covering all costs (materials, labor, transportation, installation, taxes, etc.). Except for reasonable changes proposed by Party A (such as increasing the number of doors and windows), no adjustments will be made during the contract performance period.
  2. Payment Method:
    • Advance Payment: 30% of the total contract price shall be paid within 3 days after the contract is signed.
    • Progress Payment: 40% shall be paid within 3 days after the production of the main structure is completed and passes the acceptance.
    • Final Payment: The remaining 30% shall be paid within 7 days after all installations are completed and pass the acceptance.

III. Delivery and Installation

  1. Delivery Time: Party B shall start production within 15 days after receiving the advance payment and complete delivery within 45 days (in case of delays caused by Party A's design changes or force majeure (such as heavy rain, earthquake), both parties shall negotiate adjustments).
  2. Delivery Location: Clearly specify the exact address (such as No. XX Road, XX District, XX City, XX Province).

IV. Quality and Warranty

  1. Quality Standards: Comply with national regulations (such as the Quality Inspection Standard for Prefabricated Concrete Components) and the agreed-upon requirements of both parties. Party B shall provide material qualification certificates and test reports.
  2. Warranty Responsibilities: Party B shall assume a one-year quality guarantee responsibility after the house is delivered. During the warranty period, non-human-damaged parts (such as roof leaks, wall cracks) shall be repaired free of charge.

V. Liability for Breach of Contract

  1. If the contract cannot be fulfilled due to Party B's reasons (such as using inferior materials, delaying delivery by more than 30 days), Party B shall compensate Party A for direct losses (such as additional procurement costs, rental losses).
  2. The liquidated damages for delayed delivery shall be calculated at 0.1% of the total contract price per day.

VI. Other Terms

  1. The property registration fees shall be borne by Party A, and the vouchers shall be entrusted by Party B for handling (if required).
  2. Matters not covered in the contract can be negotiated and supplemented, or handled in accordance with the relevant provisions of the Civil Code.
  3. This contract is made in duplicate, with each party holding one copy, and shall take effect upon signature.

Notes: The contract should clarify details such as structure, materials, and installation in combination with the house type. It is recommended to add clauses on design changes, acceptance standards, and dispute resolution (such as arbitration or litigation), and have it reviewed by legal professionals.
