Prefabricated House Cost Accounting Table
The prefabricated house cost accounting table can refer to the cost framework of self-built houses and low-rise residential buildings, covering the full-process costs of land, design, building materials, construction, decoration, etc. It is necessary to reserve emergency funds in combination with dynamic adjustment coefficients.

1. Land Cost
If a new homestead needs to be purchased, the land transfer fee (10,000-100,000 yuan per mu), confirmation and registration fee (about 500 yuan), and young crop compensation fee (if there is farmland) need to be calculated. If an inherited or existing homestead is used, the transfer fee can be saved, but it is necessary to confirm that the land nature is legal.
2. Design Fee
The cost of hand-drawn drawings by ordinary construction teams is about 3,000-8,000 yuan, while professional architectural design companies charge 15,000-50,000 yuan. Structures of three floors or more or irregular shapes must be designed by qualified units, otherwise, it may affect the approval process.
3. Building Material Procurement
Taking a 300-square-meter house as an example:
Red bricks: About 90,000 pieces are needed, with a unit price of 0.5 yuan per piece, and the total cost is about 45,000 yuan.
Steel bars: 25 kilograms are needed per square meter, totaling 7,500 kilograms. Estimated at 4,700 yuan per ton, the cost is about 35,000 yuan.
Cement: 150 kilograms are needed per square meter, totaling 45 tons. Estimated at 290 yuan per ton, the cost is about 14,000 yuan.
Sand and gravel: 200 cubic meters are needed for concrete construction, with a unit price of 150 yuan per cubic meter, and the total cost is about 30,000 yuan.
4. Water and Electricity Infrastructure
The basic installation cost is about 8,000 yuan. In addition, additional items such as deep wells (8,000-15,000 yuan), three-phase power account opening (3,000-8,000 yuan), septic tanks (2,000-5,000 yuan), and broadband access to the village (500-2,000 yuan) need to be considered.
5. Decoration Cost
Simple decoration: Tiles + paint cost about 500 yuan per square meter, and the total cost for 300 square meters is 150,000 yuan.
High-end decoration: Solid wood + customization can reach 2,000 yuan per square meter, and the total cost is 600,000 yuan.
Doors and windows: Account for 15% of the decoration budget. The average price of broken bridge aluminum doors and windows starts from 600 yuan per square meter.
Additional items: Fences, garages, solar systems, courtyard greening, etc. need to be calculated separately.
6. Labor Cost
The labor cost for rural self-built houses is about 280 yuan per square meter, and the total cost for 300 square meters is 84,000 yuan. If the owner participates in part of the construction (such as as a general laborer), some costs can be saved.
7. Other Costs
Document fees: The homestead certificate costs 10 yuan, and the rural construction planning permit is free.
Construction permit: Charged at 1.5‰ of the project cost.
Surveying and mapping fee: 2,000-5,000 yuan.
Emergency funds: It is recommended to reserve 10% of the total budget to cope with sudden situations such as building material price increases and weather delays.
Cost accounting should follow the principles of comprehensiveness, dynamics, and practicality, refer to the 2025 "Valuation Code for Bill of Quantities of Construction Works", and update unit prices monthly/quarterly through price adjustment coefficients to ensure that the budget is controllable.
