Prefabricated House Component Price

Admin September 18, 2026

The price of prefabricated components for houses varies depending on the region, project type, and included items, generally ranging from 300 yuan per square meter to higher, with additional costs for transportation, foundation, etc.

I. Regional Price Differences
The price of prefabricated house components in different regions is significantly influenced by policies and market supply and demand. Taking factory-prefabricated concrete wall panels as an example, the base price can be as low as 300 yuan per square meter, but there are policy-driven price differences in urban projects. For instance, the Shanghai government provides a subsidy of 100 yuan per square meter for prefabricated buildings, directly reducing the actual cost; whereas the same house in Hangzhou may see a 15% price increase due to market or policy factors. The cost of prefabricated houses in rural areas of Henan is even lower, at around 300 yuan per square meter, with the total cost for a 200-square-meter house being only around 70,000 to 80,000 yuan, mainly due to lower land costs and different policy support directions in rural areas.

II. Included Items and Potential Costs
The base price of 300 yuan per square meter typically only covers the factory production costs of prefabricated components (such as wall panels and floor slabs), but several key costs need to be considered in actual projects:

  1. Transportation Costs: Prefabricated components need to be transported from the factory to the construction site. The longer the distance and the larger the component volume, the higher the transportation costs, which may account for 10%-20% of the component price.
  2. Foundation and Hidden Works: Prefabricated houses still require on-site pouring of foundations and installation of pipelines, etc. These costs vary depending on geological conditions and design complexity, potentially reaching 200-500 yuan per square meter.
  3. Installation and Connection Costs: The lifting, assembly, and joint treatment of components require professional team operations, with costs accounting for approximately 15%-30% of the component price.

III. Comprehensive Costs and Cost-Effectiveness
If only comparing the price of prefabricated components, prefabricated buildings may seem to have lower costs, but the actual total cost needs to include transportation, installation, foundation, etc. For example, the total cost of a 200-square-meter house in rural Henan being around 70,000 to 80,000 yuan may already include some simple foundation and basic decoration; whereas urban projects, due to policy subsidies and higher design standards, may have a total cost close to that of traditional cast-in-place buildings, but with a shorter construction period and stronger quality controllability, offering higher cost-effectiveness in the long run.

Summary: The price of prefabricated house components needs to be analyzed in conjunction with regional policies, project types, and the complete cost chain. The base price of 300 yuan per square meter is only for the components, and the actual total cost needs to be evaluated based on specific needs.
