Prefabricated House Area

Admin September 18, 2026

The calculation of the area of prefabricated houses is based on the structural type of the building and measurement specifications, mainly divided into three categories: single-story, multi-story, and other structural prefabricated houses. The specific rules are as follows:

I. Area Calculation for Single-Story Prefabricated Houses
The area of a single-story prefabricated house is calculated as the sum of the horizontal projected areas of each floor above the exterior wall plinth. Height is a key indicator:

  • If the house height is ≥2.20 meters, the full area must be calculated;
  • If the height is <2.20 meters, only half of the area is calculated.
    Special Space Handling:
  • When utilizing space under a sloped roof, it must be divided according to the clear height:
    • The portion with a clear height >2.10 meters is calculated as the full area;
    • The portion with a clear height between 1.20 meters and 2.10 meters is calculated as half of the area;
    • The portion with a clear height <1.20 meters is not included in the area calculation.

II. Area Calculation for Multi-Story Prefabricated Houses
For multi-story prefabricated houses, the area of the first floor is calculated based on the horizontal area of the structural perimeter above the exterior wall plinth, while the areas of the second floor and above are calculated based on the horizontal area of the exterior wall structural perimeter. Floor height determines the calculation method:

  • Floors with a height ≥2.20 meters are calculated as the full area;
  • Floors with a height <2.20 meters are calculated as half of the area.
    Special Space Handling:
  • For space under a sloped roof or under the stands of a venue, if designed for utilization:
    • The portion with a clear height >2.10 meters is calculated as the full area;
    • The portion with a clear height between 1.20 meters and 2.10 meters is calculated as half of the area;
    • The portion that is not utilized or has a clear height <1.20 meters is not included in the area calculation.

III. Area Calculation for Other Structural Prefabricated Houses
1. Balconies: Regardless of whether they are enclosed or not, they are calculated as half of the horizontal projected area.
2. Awnings: They must meet the condition that the width from the structural outer edge to the outer edge of the exterior wall structure is >2.10 meters, and are calculated as half of the horizontal projected area of the awning structural slab; awnings with a width ≤2.10 meters are not included in the area calculation.
3. Corridors:

  • Corridors with columns: If they are permanent structures, the full area is calculated based on the horizontal area of the column perimeter;
  • Corridors without columns:
    • If they have a roof, half of the horizontal projected area of the structural floor is calculated;
    • If they do not have a roof, they are generally not included in the area calculation.

Summary: The calculation of the area of prefabricated houses must strictly adhere to structural types and measurement specifications, focusing on parameters such as height, clear height, and floor height, and distinguishing between full-area and half-area calculation scenarios. Special structures such as balconies, awnings, and corridors must be handled separately according to the rules to ensure accurate and compliant calculation results.
