Acquisition Price of Prefabricated Houses

Admin September 19, 2026

The acquisition price of prefabricated houses does not have a fixed value and can vary due to various factors such as the house's own conditions, regional location, supporting facilities, and specific attributes. Details are as follows:

House's own conditions: Factors such as the age of the house, its structure, the clarity of property rights, the presence of illegal constructions, and whether property management fees are in arrears can all affect the price. For example, brick-and-concrete houses in Pudong New Area that are less than 20 years old typically receive a 5-8% premium, while houses with property disputes see a 20% reduction in their assessed value. This indicates that prefabricated houses with a shorter age, stable structure, and clear property rights may fetch a higher price upon acquisition, while those with property disputes or illegal constructions will see a significant drop in price.

Regional location: The maturity of the location has a significant impact on the price. For instance, properties within 800 meters of a subway station in Jing'an District automatically receive a 0.15 increase in their assessment coefficient. This means that prefabricated houses located in areas with convenient transportation and mature locations will have relatively higher acquisition prices.

Supporting facilities: The number of supporting facilities within the "15-minute living circle" also affects the price. In Jing'an District, each additional vegetable market or community hospital adds 0.5% to the assessment. Therefore, prefabricated houses with comprehensive surrounding living facilities will also see a corresponding increase in their acquisition prices.

House-specific attributes: Different regions have different assessment standards for house-specific attributes. For example, Xuhui District has created a unique "sunshine right coefficient," where houses with a south-facing master bedroom accounting for more than 50% of the area receive a 3% bonus. Other factors such as being对口 to high-quality schools and having fine decoration also receive additional bonuses, while houses with bathrooms less than 3 square meters or facing north receive corresponding deductions. These specific attributes affect the acquisition price of the house, and buyers need to consider them comprehensively during assessment.

In addition, for the demolition of old prefabricated houses, the compensation is not solely based on the total price. Factors such as the unit price of the house, transition expenses, decoration attachments, and signing bonuses must all be taken into account. When acquiring houses on state-owned land, the value compensation for the acquired house must not be lower than the market price of the property in the real estate market, and the assessment should consider the prices of houses in the surrounding area with the same location, purpose, and similar age.
