Renovation of Prefabricated Hollow Slab Houses

Admin September 18, 2026

The renovation of prefabricated hollow slab houses should be carried out in categories based on the safety condition of the houses, including safety appraisal, handling of different safety levels, and functional upgrading and renovation.

House safety appraisal is the foundation of renovation. Before renovation, a comprehensive safety appraisal of the house should be conducted, mainly examining the actual conditions such as structural status, load-bearing capacity, and component damage. Through professional testing methods, the house's condition can be ascertained, and different handling methods can be adopted based on the safety level. Currently, some places have carried out screening and safety appraisal work for urban houses using components such as prefabricated circular holes and prestressed concrete hollow slabs, providing a scientific basis for subsequent renovations.

Houses with different safety levels require different handling methods. If a house meets the standard for Class C dilapidated houses, repair and reinforcement methods can be used for disposal. For example, for wall cracks, small cracks can be repaired by grouting, while severe cracks require steel plate reinforcement; roof leaks require the installation of a new waterproof layer; and unstable foundations require pile reinforcement. According to data from the Ministry of Housing and Urban-Rural Development, about 60% of old prefabricated slab buildings nationwide can choose reinforcement rather than complete demolition after professional assessment. This approach not only saves resources but also extends the lifespan of the houses. If a house meets the standard for Class D dilapidated houses, in principle, demolition and reconstruction should be adopted, which may involve a series of work such as relocation, reconstruction, and resettlement. Multiple factors need to be considered comprehensively to ensure that residents' lives are not greatly affected.

Functional upgrading and renovation can improve living quality. Old prefabricated slab buildings may not meet modern living needs in terms of sound insulation and space, so upgrading and renovation can be carried out in these aspects. For example, using soundproof panels and double-glazed windows can effectively improve the sound insulation effect of the house, reduce interference from external noise, and create a quiet living environment for residents. In addition, the internal space of the house can be reasonably planned and renovated according to actual needs to improve space utilization and make the house more comfortable and practical.
