Prefabricated Assembly Houses in Shunyi

Admin September 17, 2026

Shunyi District has a long history and remarkable achievements in the development of prefabricated assembly houses, with ongoing projects currently. It is actively addressing existing issues and exploring future development directions.

Development History

  • Initial Stage: In the early days of New China, in the late 1950s, to address the housing pressure caused by the rapid population growth in the capital, municipal departments piloted prefabricated building technology in suburban areas such as Shunyi. The predecessor of Shiyuan Community was a cluster of staff dormitories built in 1958 using Soviet-style prefabricated component technology.
  • Rapid Expansion Period: After the introduction of the housing reform policy in 1978, prefabricated panel houses in Shunyi entered a period of rapid expansion. Jianxin North District in Shengli Street adopted a bidirectional prestressed multi-hole panel structure, which could complete single-story assembly within three days. From 1985 to 1995, it covered 83% of the affordable housing projects in Shunyi.
  • Technological Leap Period: After the Beijing Municipal Commission of Housing and Urban-Rural Development issued the "Action Plan for the Development of Prefabricated Buildings" in 2016, Shunyi District took the lead in piloting new prefabricated integrated technology in Renhe Town, introducing Japanese PC component manufacturing processes and achieving a technological leap from "floor slab prefabrication" to "integral bathroom prefabrication."

Current Situation

Currently, there are still related projects of prefabricated assembly houses being promoted in Shunyi District, such as the bidding announcement for the Shunyi New City Block 31 project in Shunyi District, Beijing, issued on April 25, 2025. The bidding content includes the manufacturing, inspection, and supply of various prefabricated components.

Addressing Existing Issues

To address the leakage problem at the connections of prefabricated components, the Shunyi Construction Commission, in collaboration with Tsinghua University, has implemented the "Beidou Positioning Compensation System" in the pilot project in Nanfaxin. To address the quality misunderstandings caused by the "panel building" label at the public perception level, the district housing and construction department has opened the Liqiao Town Prefabricated Building Experience Center and organized citizens to participate in load testing experiments, significantly improving the trust of visitors.

Future Development Directions

With the advancement of the "Beijing Urban Master Plan (2036)", Shunyi is exploring modular detachable building technology. The primary and secondary school emergency shelter project under construction in Zhaoquanying Town adopts a self-developed steel structure insertion system, allowing the entire building to be disassembled and relocated within 24 hours. It is expected that a smart construction industrial park covering an area of 1,700 acres will be built before 2025, introducing a 5G Internet of Things real-time monitoring system to achieve full-cycle digitization.
