Advantages and Disadvantages of Prefabricated Assembled Houses

Admin September 18, 2026

The advantages of prefabricated assembled houses include rapid construction, controllable costs, environmental protection and energy efficiency, flexibility and mobility, and controllable quality; the disadvantages include poor sound insulation, increased maintenance costs, and issues with structural stability and connections.

Advantages

  • Rapid Construction, Shortening the Construction Period: Most components of prefabricated assembled houses are prefabricated in factories, and only assembly is required on-site, shortening the construction period by more than 50% compared to traditional buildings. For example, a 100-square-meter prefabricated residence can be completed in 1-2 months, and the main assembly in rural areas of Henan can be completed in as fast as two hours, quickly meeting residential needs.
  • Controllable Costs: Factory production optimizes material and labor costs, standardized production reduces material waste, and modular design reduces the complexity of on-site construction. The construction cost of ordinary prefabricated houses ranges from 1,000 to 3,000 yuan per square meter, and the cost of prefabricated houses in rural areas of Henan is more than three hundred yuan per square meter. Large-scale production reduces material costs by 20% to 40% and labor costs by about 60%.
  • Environmental Protection and Energy Efficiency: The production and construction process focuses on resource conservation and environmental protection. Factory production reduces on-site dust, noise, and waste pollution. Recyclable materials such as light steel and wood are used, aligning with green building concepts. Some high-end prefabricated residences integrate solar panels, insulation materials, and intelligent energy-saving systems, reducing construction waste by 80% and achieving a material recycling rate of over 90%.
  • Flexibility and Mobility: Modular design provides a high degree of flexibility, allowing users to customize the house layout according to their needs and disassemble and reassemble it at other locations in the future. Container houses and light steel structure houses are particularly suitable for scenarios requiring frequent relocation.
  • Controllable Quality: The factory production environment is strict, and components are manufactured under controlled conditions, ensuring better quality. Prefabricated components are produced using high-precision molds for standardization, improving concrete strength compared to traditional construction. Seismic performance passes seven-level earthquake simulation tests, and after adopting reinforced concrete monolithic pouring technology, seismic performance can be upgraded to an eight-level standard, extending the service life to seventy years.

Disadvantages

  • Poor Sound Insulation: Its sound insulation is 20 decibels worse than that of traditional houses, making it easy to hear noises from upstairs, affecting the privacy and comfort of living.
  • Increased Maintenance Costs: After 20 years of use, annual maintenance costs will increase by 1,500 to 3,000 yuan, making long-term use costs relatively high.
  • Issues with Structural Stability and Connections: Compared to well-built self-constructed houses in China, structural stability is slightly inferior, and cracks and water leakage are prone to occur at module connections, affecting the overall performance and service life of the house.
