Replacing Old Tile Roof with Prefabricated Slab
The old tile roof can be replaced with prefabricated slabs, but multiple factors need to be carefully considered.

From the perspectives of construction and cost, prefabricated slabs are made in advance using crushed stone, cement, sand, and round steel (or cold-drawn wire), resulting in relatively low construction costs. For situations with limited budgets and a desire for quick roof renovation, prefabricated slabs have certain appeal.
However, prefabricated slabs have numerous drawbacks. Firstly, structural stability issues: Prefabricated slabs are not integrated with the walls and cannot provide tensile or stabilizing effects; they only serve as a covering. In the event of geological disasters such as earthquakes, due to the lack of overall connection and stability, they are prone to danger, posing a threat to the lives of occupants.
Secondly, leakage issues: Prefabricated slabs are pieced together one by one, with gaps at the joints. Over long-term use, these gaps are susceptible to rainwater erosion, leading to leakage. Moreover, if the house experiences foundation settlement over time, the prefabricated slabs may develop cracks due to uneven stress, further exacerbating the leakage problem and affecting the normal use and living comfort of the house.
Additionally, there are considerations regarding demolition compensation. When laying prefabricated cement slabs on the roofs of old rural tile houses, during on-site inventory, assessors only value the house as a whole based on brick-concrete or brick-wood construction, without separately calculating additional compensation for the roofing materials. This is because the main house assessment already comprehensively includes the value of the roofing materials. As a native配套 (original supporting) building material of the house, the value of the prefabricated slabs has been factored into the overall unit price of the house and cannot be double-counted. This means that if future demolition is considered, switching to a prefabricated slab roof may not bring additional compensation benefits.
In conclusion, although replacing an old tile roof with prefabricated slabs has cost advantages, there are certain issues and limitations in terms of structural safety, functionality, and demolition compensation. A comprehensive consideration of various factors is necessary before making a decision.
